A splendid building in the historic heart of Spoleto, within the ancient walls erected to protect the town. Easily reached on foot or by car - not only does the property have its own private car park, but it is also located in one of the few town centre areas with public parking, and therefore with easy access to the main trunk roads of Umbria. Close to all services, public offices and shopping areas, as well as to all the places of historic interest and tourist facilities of Spoleto, such as the Roman Theatre, Albornoziana Fortress and the Ponte delle Torri (Bridge of Towers), the Cathedral and all the venues and theatres which host the annual Festival Dei Due Mondi (Two World Festival). This easily accessible property receives lots of natural light, has its own courtyard for parking purposes, and has a fine 500 m2 garden with a well.
Description and features
The building covers three floors and has two separate entrances, one of them leading to the private parking area and large garden. The other entrance opens directly onto the lounge, kitchen and other public rooms. There are two beautiful, fully operational fireplaces in the dining room and in one of the other public rooms. This floor has direct access to the garden. The upper floor has three spacious double bedrooms, two with frescoed ceilings, the bathrooms and a large balcony overlooking the garden. The ground floor has two rooms covering around 95 m2, which can be used as service areas such as cellars, laundries, storage rooms and similar. This floor also leads out to the garden.
The property, covering an area in the region of 170 m2, in addition to around 500 m2 of garden and courtyard, was fully and carefully restored in 2006-07 in the typical style of prestigious Umbrian homes. All the ceilings have wooden beams, the floors are tiled and the original antique wooden doors have been carefully restored.
Materials and finishings
The apartment has been fully restored, meets the requirements of the most recent legislation and the anti-seismic regulations and has a full alarm system throughout. All the floors are tiled and, while the ceilings in the public rooms and cellars have wooden beams, the bedrooms on the upper floor are frescoed. The windows have wooden framed double glazing and shutters and the doors are made of the original wood. The garden has a stone and wrought iron well and an automatic irrigation system. The entrance gate is automated.
