Geography
Attica (translated from Greek "coastal country") is the most popular place for the Athenians, who call their real estate in this area "a summer house by the sea." This is not surprising, because from many cities of the peninsula you can reach the Athens International Airport in 15-30 minutes' drive, from which the center of the capital is only 17 km away. Thus, even living permanently on the Attica coast with all the privileges of Mediterranean life, you can regularly travel to work or study in the Greek capital without exhausting yourself on the road. The peninsula itself consists of 8 peripheries: Central, Northern, Western and Southern Athens, Eastern and Western Attica, Piraeus and some islands. Thanks to such vast territories and the capital, Attica today is the most densely populated region of Greece, because a third of the entire population of the country is concentrated in Athens alone.
South Attica
This region lies south of Athens, where the most famous areas today are Glyfada, Vouliagmeni and Voula - part of the Apollo Coast, which stretches 70 km from Athens to Cape Sounion. These are classic luxury resorts: yacht and golf clubs, pine groves, the Vouliagmeni mineral lake, unspoiled beaches, modern hotels, shopping centers, traditional Greek taverns and nightclubs. Also popular in the region are the resorts of Lagonissi, Anavyssos and Sounio - excellent places with good infrastructure, but more secluded and small in size, which are often preferred by families with children, also because, for example, in Lagonissi there is a shallow coast.
North Attica
The northern suburbs of Athens, known as Psychiko, Chalandri, Filotei, Marousi and Kifissia, were built up in the late 1920s, so their architectural development is the most elegant. Today these are prestigious green areas with many English style houses and villas with gardens. Moreover, there are not only luxurious mansions, but large commercial districts with shopping and business centers. The local area is renowned for its first-class restaurants, a natural history museum, parks, the Olympic Sports Center, and many clinics and hospitals.
East Attica
Vravrona, Mati, Nea Makri, Rafina and of course Porto Rafti are the most famous resorts in this part of the peninsula, the latter of which is considered one of the most beautiful and comfortable seaside towns in the east of Attica, besides, it is located 35 minutes away from the center of Athens and 15 minutes from the Athens airport. The villages of Nea Makri and Mati are located 35-40 km northeast of the capital in the Marathon Valley region, known for the fact that 490 BC. the famous Marathon battle took place here.
In addition to the historical heritage, there are many picturesque sandy beaches in East Attica, the most famous of which is called Schinias, which is surrounded by pine trees. The resort of Rafina is the second largest in Attica, it is from here through the strait that one of the largest Greek islands, Euboea, is visible, which can also be reached by water. Cozy Nea Makri was one of the first resorts to appear on the pluostrov. Thanks to its mild climate, clean air (olive groves and pine trees) and its proximity to the capital, it is popular with both tourists and Greeks. There are many discos, bars and restaurants here, which is why fans of active nightlife often come here.
Western Attica
This part of the peninsula includes the suburbs of Athens, located in the west of the federal highway "Ethnic Odos" - Moschato, Peristeri, Peramatos, as well as Eleusis and its surroundings. These are not only resort places, as is observed in other regions, but they also exist - Porto Hermeno, Alepochori, Villa, Gerania, Quiteronas and Hasia. Eleusis is considered very interesting - an industrial city and a large seaport 23 km from Athens, where there are many museums, caves and temples from the times of Ancient Greece.
Piraeus
It is the third largest city in Greece and the famous sea gate of Athens, the historical part of which was built in the 5th century BC. And today you can stroll through one of the oldest areas of Attica and appreciate the density of local buildings. Modern Piraeus, being a key port of the capital and the largest in Greece, is a leading center for shipping, a federal industrial and transport hub, and in the world economy it is also one of the most important ports in the Mediterranean. This is a business center for shipowners, as well as exhibition centers, numerous shops, restaurants and taverns. It is from here (just 10 km) that it is most convenient to get to all the historical sites of Athens.
Prices
The price for an apartment in a new building in the elite suburb of Athens, Paleo Faliro, with two bedrooms starts from 200,000 euros, and in the Voula area (the southern suburb of the Greek capital) a buyer will pay 300,000 euros for the same object. In the prestigious Vouliagmeni-Kavuri, the cost per square meter can reach 10,000 euros. In Porto Rafti, buying a house, depending on its size and characteristics, will cost 300,000-700,000 euros.
Pandemic and Attica
As in most regions of Greece, the rise in real estate prices in Attica continued to rise despite the outbreak of the pandemic. By the beginning of 2021, on average across the country, real estate purchase prices increased by 3.3%, while the size of rental rates increased by 6.5%, and experts note that this affected 80% of Attica's districts. A slight decrease in the cost of housing affected only those properties that were purchased for short-term rent at inflated prices - as you know, due to closed borders in 2020, it was they who, for the most part, were idle.
