The crystal clear sea, cozy small resort towns and picturesque bays - that vacationers appreciate in Croatia. These benefits more than offset insufficiently developed tourist infrastructure of certain areas of the country.
The coastline of Croatia, including the islands, has a fantastic length of 5000 km. It is not surprising that there are a lot of beaches in this country, mostly they are pebbly, but sometimes there are sandy ones. More than a hundred beaches are marked with the "blue flag" for cleanliness and safety.
The waters of the Adriatic off the coast are clean and transparent, since silt and sand do not get from mountain rivers, and this sea is twice as salty as the Black One.
The tourist infrastructure on the Croatian coast is gradually improving, but so far well-maintained beaches with showers, changing rooms, sports fields can only be found near expensive hotels. Nevertheless, about 10 million tourists visit the country every year, among them about 200,000 Russians. Apparently, clean sea and air, safety, delicious national dishes, relatively low cost of recreation, and for Russians also a simplified visa regime are stronger arguments.
Most of the tourists rest in Central and Southern Dalmatia, Istria and on the shores of Kvarner Bay. Buyers of resort real estate are attracted by the same coastal areas, as well as the area of the city of Zadar in Northern Dalmatia, where several residential complexes are being built and a large Punta Scala project is underway.

Middle Dalmatia
Middle Dalmatia is both a well–known resort destination and an area with many historical monuments. The main city of this part of the coast, Split, in the III century. became the birthplace of the Roman Emperor Diocletian, who built his palace here. The palace itself and the temple of Jupiter on its territory have been preserved, which was rebuilt in the Middle Ages and became Christian.
The most picturesque in this region is the coast of the Makarska Riviera, stretching along the sea for 40 km, with the resorts of Brela, Baska-Voda, Makarska, Tucepi, etc. The island of Brac (opposite Split) is famous for the beautiful pebble beach of Zlatni Rat. During the tourist season, especially in August, during the Italian holidays, the islands of Hvar and Pag, as well as small mainland resorts, become crowded.
Almost all the national parks of the country are located near the main resorts of Central Dalmatia: the waterfalls of the Krki River, the Kornaty archipelago, Biokovo, Plitvice Lakes, Velika Paklenica. Each of them can be reached from the coast in no more than an hour and a half.
Most of the offers on the new housing market in Central Dalmatia are apartments in small complexes. So, according to RealEstateCroatia, new apartments with an area of 73 sq. m on the Makarska Riviera cost about 150,000 euros.
In the resort of Vodice, between Zadar and Split, as the sales manager of DOMUS Nekretnine Galina Bastach tells, prices in new buildings range from 1600 to 2500 euros per 1 sq. m, the cost of land is from 100 to 500 euros per 1 sq. m. The house will cost at least 150,000 euros.

South Dalmatia
Dubrovnik is often called the "pearl of the Mediterranean". This city is under UNESCO protection and is one of the three European Renaissance monument cities with the best architecture (the first two are Venice and Amsterdam).
The history of Dubrovnik is unique. The city was founded in the VII century. and until the XII century. it was under the rule of Byzantium, while maintaining a certain independence and identity. In the Middle Ages, having turned into the center of the Dubrovnik Republic, the city reached its heyday. The earthquake of 1667 destroyed most of the ancient buildings – however, the fortress walls, the Sponz Palace and the facade of the Rector's Palace remained intact. Those medieval streets that tourists see today are the result of a large–scale reconstruction of the XVIII century.
Dubrovnik is the most expensive resort in Croatia, this applies not only to the cost of hotel rooms, but also to real estate prices. This is a payment for the great popularity of the area – the quality of housing here is similar to the offers in other parts of the country. The resorts of Cavtat, Primosten, the islands of Korcula and Mljet are also in demand.
In Primoshten, a villa under construction with an area of 370 sq. m . m on the first line from the sea, as Galina Bastach says, can be purchased for 2 million euros. The entire project, which includes seven villas and two houses with four apartments each, is being sold for 12 million euros.

Istria
From the northern peninsula of Istria, you can reach the Italian cities of Venice and Ancona by ferry in just a few hours. This is one of the most visited Croatian regions by tourists, developers also love it. "Istria is famous for its steep coastline and pine trees that descend to the sea itself," says Marianna Simonenko, Alma's Customer service manager. "The beaches are almost all pebbly, so the water in these places is unusually transparent: the bottom is visible to a depth of 50 m. There are a lot of sea urchins in the water, which indicates its purity."
The main resorts are Umag, Porec, Rovinj, Pula and Labin. Here you can go windsurfing, golf, tennis, cycling.
Many houses in the old town of Porec are built on Roman foundations. There are many monuments of the early and late Middle Ages preserved here, of which the most famous is the UNESCO-protected Euphrasian Basilica of the VI century.
If Porec is famous for monuments from the era of the Venetian Republic, then Pula is worth visiting for the sake of more ancient, Roman buildings, including the amphitheater, forum, Temple of Augustus and the Arc de Triomphe. Very few buildings erected by the Venetians have been preserved here because of the destructive raids to which the city was subjected.
"The cost of 1 sq. m. The cost of housing in Istria is from 1,200 to 10,000 euros," says Anna Kharchenko, Assistant Director for work with the Russian market at RealEstateCroatia. – This is the absolute minimum and maximum that we have met recently. Speaking on average, the apartments are 50-60 sq. m. apartments with one or two bedrooms can be found at a price of 85,000 euros. Of course, not on the first line from the sea and the beach, but within walking distance (no more than 15 min. walking)".
Perhaps the most luxurious resort complex in Istria was Kempinski Private Residences, the construction of which was completed last summer. Kempinski Adriatic includes 22 villas and 20 apartments with sea views, a spa center, a helipad, a marina for 38 yachts, a golf course, and a private beach.

Kvarner
Kvarner Bay a little south of the Istrian peninsula has long been considered a prestigious place for a secluded holiday. The first hotels in the country appeared in these places – namely in the resort of Opatija. Other famous cities on the shore of the bay are Crkvenica, Novi Vinodolski, and the resort island of Krk is located here.
You can relax in Kvarner not only in summer: there are a number of balneological resorts with a long history and modern spa centers.
The name Opatija originated from the word "abbey": the ancient abbey of San Giacomo della Priluca was located here. As a resort where representatives of the nobility and intelligentsia rested, the city began to develop in the middle of the XIX century. At first, health resorts and sanatoriums were built here, later hotels and private villas appeared.
The choice of real estate in Opatija is small. "It has been sold out for a long time, there are not so many offers and prices bite," says Anna Kharchenko. – Average price of 1 sq. m. the number of apartments in buildings of the Austro-Hungarian period is 3000-4000 euros. Their area is usually not less than 100 sq. m. New buildings are mainly built 500-600 m from the sea and the city center in the direction of the mountains. The view of the sea there is very beautiful, but every time you are going to the beach, you think about how to return to the mountain later. On the Riviera of Crkvenica, real estate prices are more democratic. An apartment with an area of 50-60 sq. m. m 200 m from the sea can be purchased for 100,000-120,000 euros."
