Riviera Maya: real estate market

The Riviera Maya is located in the eastern part of Mexico in the state of Quintana Roo. This is a world-famous resort area that stretches for 100 km along the Caribbean coast from Cancun to Tulum. It includes the cities of Cancun (although not officially considered the Riviera Maya), Puerto Morelos, Playa del Carmen, Puerto Aventuras, Akumal and Tulum (like Cancun, not officially considered part of the resort area, but they are often implied too when talking about her).

Here are some of the most beautiful beaches in the world - Puerto Morelos, Playa Maroma, Playacar, Puerto Aventuras, Xpuja, Akumal and Tulum. Modern hotel and residential complexes, marinas, sports facilities, dolphinariums, restaurants and eco-parks have been built here. There, on the territory of the Riviera Maya, there is the main ecological reserve of this region - Sian Kaan, which is known throughout the world for its richest flora and fauna.

Real estate market

The most famous resorts in the region are Playa del Carmen and the island of Cozumel. Playa del Carmen is located in the center of the Riviera Maya, 70 km south of Cancun. Cozumel, the largest island in Mexico, is located 19 km east of the coast. This coast began to be developed relatively recently, when free territories for the construction of hotels ended in Cancun. But now hundreds of hotels and resort properties have been built on the Riviera Maya.

One of the most popular and expensive resorts today is Tulum with areas: La Veleta (La Veleta), Aldea Sama (Aldea Zama) Tulum-101 and currently under construction Kaybe (Kaybe), as well as the city center itself.

La Veleta is a small area that collectively consists of several municipalities, so this name refers to a large area stretching from the city center to the sea. It is actively developed with hotels, villas and first-class residential complexes, consisting of apartment buildings and small residences with villas.

Infrastructure is rapidly developing in the area, commercial premises and roads are being built. Last year they opened a direct road to the beach and now you can get to the beach and clubs very quickly from there by bike. Studios start at $98,000, one-bedroom apartments start at $130,000, and penthouses go up to $600,000-700,000. Villas can be purchased for $230,000-$250,000 in advance sale and up.

Aldea Sama is more of a huge residence with condominiums, condo hotels and private villas. It can be called the first fashionable area in Tulum, it is relatively young - it is no more than ten years old. Here you can buy secondary real estate, and many residential properties are now being built on the territory. Prices are almost identical to La Veleta, with the exception of exclusive condominiums and villas. The cost of villas starts from 700,000-900,000 dollars.

Tulum-101 is a very young area, which is just now beginning to be built up. The main part of the area is given over to private villas, and only four objects are being built for condominiums. These are Amira district - the largest residential complex in Tulum, Humana, Gran Tulum and 101-Park. In total, about 1500 apartments will be built in this area.

Kaibe is also a huge closed residence, with the most modern infrastructure and first-class security. It offers plots for the construction of private villas, townhouses and small condominiums and private hotels. It can be purchased as ready-made villa projects, which can be ordered from the developer.

Cancun is the most visited resort in the region due to its size - it is a million-plus city. But tourists often live in the hotel zone, so it can be a stretch to call it a city. hotels are huge and people except for the sea, the beach and the hotel see almost nothing, and they buy residential properties there less often due to the lack of convenient infrastructure. For investment, living and luxury holidays, the Puerto Cancun area is more often chosen here - the most expensive area of the city, which is still under construction with huge residential skyscrapers.

Puerto Aventuras is a small town about a hundred kilometers south of Cancun. The city went up a lot during the lockdown imposed in connection with the coronavirus, since even during a short quarantine throughout the Riviera Maya, everything worked in the city. To date, the housing market is limited and its value is constantly growing. Puerto Aventuras is the most attractive place for investment, as the city is small and has nowhere to grow. The cost of apartments from the developer starts from 320,000-390,000 dollars for apartments with 2-3 bedrooms.

Playa del Carmen is a city for those who want to live inexpensively within walking distance to the sea. Here, the areas of STM, Playacar and the city center are the most attractive for tourists and permanent residents of heavenly people who care about convenience and walking distance to everything that is necessary for life. Prices for apartments and studios in these areas start at $100,000-$130,000, two-bedroom apartments will already cost around $200,000.

Since Mexico is not so popular in Russian-language news, it used to be not the most popular destination among residents of the post-Soviet space. The bulk of buyers are residents of the United States and Canada, followed by Europeans, Latin Americans, and then Russian-speaking residents of different countries. Americans and Canadians know and love the Riviera Maya for its ideal climate, relative cheapness (compared to their prices), and proximity to their countries. They buy apartments for renting out, spending their holidays and permanent residence. Mexico is especially popular among pensioners. The most sought-after objects for purchase by foreigners are apartments worth 150,000-300,000 dollars.
