On HomesOverseas.ru mainly high-budget apartments and houses in Dubai are represented. The share of offers in the price range from 0 to $300,000 is only 16% (871 out of 5288 ads).

However, in general, in the Emirate, housing worth up to 1 million dirhams ($272,257) is the most in demand on the secondary market and one of the most purchased in the off-plan segment (35% of transactions). This is evidenced by the data of the DXB Interact platform (a joint development of the Dubai Land Department and Fam Properties) for the first 9 months of 2023.

It is noteworthy that the boom in demand and the rapid rise in prices that has been observed in the Dubai market for 2 years (after a long period of stagnation), to a lesser extent, but also reaches the outskirts. According to the research company ValuStrat, the number of deals in a number of less prestigious places, such as Silicon Oasis and Sports City, which remained more affordable, reached a record high in the middle of this year. Real estate in such locations is getting more expensive, although not by double digits, as in the same Palm Jumeirah (+17.9% in July year-on-year).

It should be noted that in a budget of up to $200,000 - 300,000 in Dubai, it is possible to find excellent, high-quality housing in new or relatively new modern complexes with a swimming pool (in some cases with their own balcony!). These can be either small studios or 1-bedroom apartments quite close to the coast, or more spacious apartments in developing promising areas further from the sea. In addition to the distance from the coastal strip, the price is also affected by the presence or absence of the metro, the situation with the infrastructure, as well as the characteristics of the house and apartment itself. Naturally, it matters whether an object is offered from the owner or a new building. Secondary, as a rule, is cheaper, but installments of up to 5-6 years are provided for new housing. It is often given to ready-made apartments in new buildings.

Taking care of the internal infrastructure and equipment of complexes is the norm for developers in Dubai. In addition to swimming pools, there is usually a gym, in some complexes there are cafes, restaurants, shops. Around the house, and sometimes inside, developers provide landscaping. All apartments are rented with full finishing and plumbing. Parking space is included in the price.

The most affordable offer on the portal is a studio with an area of 33 sq. m. m in the Navitas Hotel & Residences project in the large, formed Damac Hills 2 area from a well-known developer in Dubai. The complex has already been built and includes one hotel and four residential towers. The skyscrapers are connected by galleries, in which commercial premises are located. Hotel-level services are provided.

Damac Hills 2 is located away from the center, but has an excellent infrastructure of its own: schools, kindergartens, hospitals, supermarkets, restaurants. The area is famous for its golf club.
