The Aegean region is located in southwestern Turkey. It is quite extensive, covering the territories of eight provinces, including Izmir and Mugla.
The most famous cities are Izmir, Cesme, Kusadasi, Bodrum, Didim, Marmaris and Fethiye. Clarification: Fethiye actually lies on the Mediterranean coast, but it is considered to belong to the Aegean region, as well as the entire province of Mugla.
The climate in this part of Turkey is milder due to lower humidity and less intense heat. It is considered therapeutic due to the combination of marine and coniferous air.The Aegean Sea is one of the three cleanest seas in the world, and it's a pleasure to swim in it! Sailing on a yacht is no less a pleasure - you can admire the beauty of the coves and coves from the deck, which cannot be counted here! By the way, the water temperature depends on the location: somewhere it is warm, like in the Mediterranean Sea, somewhere it is cooler.
The region is famous for its rich cultural heritage!What is it worth, for example, Didymus, which has preserved not only the remains of buildings, but also its name from ancient times. According to legend, the twins Apollo and Artemis were born in this place.
The local cuisine is close to Greek, with an emphasis on fresh vegetables and olive oil.
A distinctive feature of the region is its architectural appearance. In the main cities, except Izmir, high-rise construction is prohibited, and all buildings are no higher than five floors. Bodrum is especially noteworthy with its elegant white two- and three-storey houses on the hills.
In areas such as Alacaty and Foca, located near Izmir, traditional stone houses with wooden balconies are pleasing to the eye. Some modern projects even use special local stones to preserve the unique style of the region.
The most "European" resorts in Turkey
The atmosphere of Turkey's Aegean resorts differs from Antalya, which is familiar to many, not only literally, but also figuratively. Everything is arranged a little differently here - there is no infinite number of all-inclusive hotels. Instead, boutique hotels and small hotels are a format preferred mainly by tourists from Western Europe who do not come on package tours.
The British were the first to explore this coast in the early noughties. Back then, there weren't really any hotels, just private guest houses. Gradually, the infrastructure began to tighten up. And then there's housing construction. The British were actively buying apartments and villas. Large-scale complexes with territories and facilities inside were built for them, primarily swimming pools, since Europeans prefer them to open water. So, one of the cites in Bodrum boasts 38 pools!
After the crisis of 2008, there was an outflow of demand from expensive Bodrum in favor of budget Kusadasi and Didim. At that time, it was possible to purchase inexpensive apartments in a complex with a swimming pool in Didim.
Today, the cities of the Aegean coast are cosmopolitan, with people from different countries and Turks from other parts of the republic flocking here. Nevertheless, the region has firmly established its reputation as the most European vacation destination in Turkey. English is much more common here than Russian. So follow the "Europeanness" to Bodrum or Fethiye!
Our compatriots have also tried the Aegean beaches for a long time, began to come as tourists, and some even acquired real estate. Kazakhstanis, Azerbaijanis, and then Russians and Ukrainians were the first from the countries of the former USSR to become interested in western resorts in Turkey. - Recognizable architectural style - white buildings that continue the Greek tradition.
- Location on the peninsula. There is very little free land here. The development is already extending beyond the peninsula to areas closer to the airport, such as Gulluk and Akbuk. Real estate is cheaper in them.
- The volume of housing construction and the volume of supply on the market is small. This situation is due to a shortage of land, limited number of floors and special conditions for obtaining a building permit.
- The high cost of real estate due to all of these points.
Didim
The village of Didim, located in Akbuk Bay about 130 km from Bodrum, is famous for its ancient sights and beautiful nature.
The infrastructure in Didim is quite modest and hardly suitable for permanent residence. Here you will find only small shops. You have to travel to a large shopping mall, a hospital, or a good school.
The undeniable advantage of Didim is housing prices: from 90,000 for a modern 1+1. This is one of the most affordable resorts in the region, but pay attention to the choice of the developer - not all of them are trustworthy.
There are no large complexes in Didim, like in Bodrum or Fethiye, mostly dotted buildings.
Kusadasi
The resort is located 90 km from Izmir and 157 km from Bodrum. The symbol of the city is Pigeon Island, a small island with a fortress connected to the coast by an embankment.
Tourists also appreciate Kusadasi for the opportunity to visit the nearby monument of ancient architecture - the ruins of ancient GreekEphesus.
There is a huge yacht pier in the center of the city. This is both a plus from some points of view, and a minus, since the beaches near the marina are not so clean.
The urban infrastructure here is not as well developed as in Bodrum, Fethiye. There are no large shopping malls or hospitals, but there are plenty of small shops, restaurants, and cafes!
Kusadasi is a democratic place, as far as property prices are concerned. Apartments can be purchased at prices ranging from 70,000 to 250,000 euros.
For example, in a large complex with a golf club, swimming pools, and a shuttle service to its own beach (it is 15 km away), one-bedroom apartments cost from 65,000 euros, two-bedroom apartments: 120,000 euros-150,000 euros.
Marmaris
Marmaris, lying at the confluence of the Aegean and Mediterranean Seas, is one of the most famous resorts in the region. The nearest airport is Dalaman Airport, 88 km away.
The resort is about 80% built up with hotels. There are not many residential buildings.
There is demand for Marmaris, with its luxurious 12-kilometer waterfront, but there are frankly few offers. Good lots are dismantled immediately, leaving mostly old housing stock far from the sea.
Another feature of Marmaris, as in Didim, is that often a new building is just a house, without a pool or other amenities accepted in Sita.
Fethiye
Construction above three floors is prohibited in Fethiye. There are no concrete jungles here, just vastness, vegetation and open horizons.
The townspeople appreciate Fethiye for its balance. On the one hand, there are many things to do - paragliding, boat trips, trekking, excursions to the ruins of ancient cities. On the other hand, life in these places is calm and measured.
The infrastructure is excellent - schools, medical centers, public and private hospitals, shopping malls, supermarkets, cafes, restaurants.
What distinguishes Fethiye's real estate market?
- The status of a resort with a European flavor, in which, at the same time, it is comfortable to live all year round.
- There is little available land for building.
- Restrictions on high-rise construction. There are not many homes for sale.
- Quite high prices for apartments and houses.
Offers on the secondary market in Fethiye start from 95,000 euros. In new buildings in good projects, real estate is more expensive: spacious apartments cost from 250,000 euros, villas from 550,000 euros.
Foreign buyers often choose luxury properties, mainly villas, as they are not only good in themselves, but also provide an advantage in obtaining Turkish citizenship.

- Ovacik (Oludeniz) attracts with views of the mountains and pine forests, as well as proximity to the famous Blue Lagoon of Oludeniz. Chalysh is known for its beaches and well-developed infrastructure.
