The construction or large-scale reconstruction of the airport is one of the signs of the development of the region, the attention of the authorities to it, and the attraction of large investments. It is not surprising that the market reacts to such signals - real estate prices begin to rise long before the opening of a new air harbor, of course, if there are other prerequisites for this.
For example, the construction of the Chukurov airport in Mersin province on the Mediterranean coast of Turkey was among the arguments for buyers of apartments in the resort. The demand, due to a combination of factors, turned out to be so great that the city came in third place in the country in terms of housing sales to foreigners and continues to hold its position. Real estate prices have increased significantly over the past few years. Last year, the airport was finally launched after several postponements.
At the end of 2024, after the renovation, the international airport in Haifa, Israel, was opened, but it is not designed to receive Boeing and Airbus aircraft. In 2023, the new Ercan Airport in Nicosia in Northern Cyprus was launched, which can also accommodate wide-body aircraft. Passenger traffic has increased significantly in less than two years.
Hundreds of new airports are currently being built in the world. Some of them are megaprojects and future hubs. Giant logistics clusters with thousands of jobs and residential areas are forming around them. Of course, investors of different weight categories have a place to roam in such places.There are airports that solve local problems, but at the same time they can turn the region into a new tourist center or breathe life into an old resort.
We are talking about airports under construction and being designed in areas that have long been known and new to Russian-speaking investors.
Solidarity transport hub, Poland
In Poland, about 40 km from Warsaw, it is planned to build an airport, which will become the largest in the country and one of the largest in Europe. Solidarity will replace the capital's Fryderyk Chopin airport, as it is impossible to expand the latter due to the hundreds of thousands of people living in the vicinity.
The new airport will be located between Warsaw and the city of Lodz. The road from it to the largest Polish centers such as Krakow, Wroclaw,Poznan and Gdansk will take no more than two hours. The transport hub also involves the construction of a high-speed railway to provide connections between Warsaw, Lodz, Poznan and Wroclaw.
Initially, the authorities intended to complete the project by 2027, but now the deadlines have been shifted - construction work is expected to be completed in 2031, and the airport is scheduled to launch in 2032. The company responsible for the implementation plans to obtain a construction permit in 2026.
Airport in the north of Bali, Indonesia
The idea of building a second airport in Bali has been around for 10 years. The island's authorities sometimes reject it, then again announce that such plans exist. So, in 2023, the facility was excluded from the list of national projects, and in 2024, the newly elected president of the country proposed to return to its discussion. It is possible that with a lobby like the head of state, this card will finally play.
According to the project, the new airport should surpass the passenger traffic of Ngurah Rai in Denpasar and become the second largest in Indonesia after Sukarno Hatta in Jakarta.
Ngurah Rai, which has only one runway, is already struggling to cope with the huge passenger flow of tourists, but it is impossible to expand it due to the peculiarities of the landscape and other circumstances.
Based on the previously announced plans, the new airport will be built on the coast of Kubutambahan, a 40-minute drive from Lovina Beach, famous for its volcanic sand and dolphin colony nearby, and 90 minutes from Ameda, a now peaceful region reputed to be one of the best places for diving.
Two "air cities" with their own residential buildings, hotels and infrastructure, schools, hospitals, shops, should appear next to the new transport hub.
Techo Tahmao Airport in Phnom Penh, Cambodia
The new transport hub, stylized as a jungle, will become the tenth largest in the world. Three runways will receive the aircraft.
The passenger traffic for which Techo-Tahmao is designed after the completion of all queues (by 2050) is 50 million people.

Musandam Peninsula Airport, Oman
Oman promises to build six new airports in different parts of the country by 2029. One of them is Musandam, which the authorities plan to launch in the second half of 2028.
Hasab Airport, which serves Musandam Province, has severe restrictions. The new transport hub will make the region more accessible. The project provides for one runway, which in the future will be capable of receiving aircraft such as Airbus 330, 350 and Boeing 787, 777.
The Musandam Peninsula is located in the north of the Arabian Peninsula on the border with the UAE and is famous for its maze of islets, fjords and skerries, teeming with turquoise bays and secluded coves, ideal for swimming. Since the region is an exclave of Oman, it can only be accessed by air and sea from the main territory of the country. Today, Musandam attracts few foreign real estate investors. All their attention is focused on the capital Muscat and the city of Salalah on the south coast (read more in Oman's housing market overview).
The Government of Oman expects that by 2040, local airports will annually accommodate up to 50 million tourists, which is more than twice the current 17 million.
Oman is becoming a pleasant discovery for both tourists and real estate investors.
Al Maktoum Airport, Dubai
The megaproject for the expansion of Dubai airport is still in the planning stage. The first phase of construction is expected to be completed in 2032, after which Al Maktoum will be able to accommodate 150 million people per year. The authorities plan that eventually, after all stages of work are completed, the new airport will become the largest in the world, serving 260 million passengers per year. The project provides for five parallel runways.
Al Maktoum can be reached via Dubai's three main roads: Sheikh Zayed Road, Sheikh Mohammed bin Zayed Road and Emirates Road. The Dubai Metro lines will be extended to a new transportation hub.
It is expected that several hundred thousand employees of the airport, logistics and other companies will settle in the Dubai South area, which covers 14,500 hectares around the new hub. The population of Dubai South and Dubai Expo City will exceed one million people, and the demand for housing will continue to grow rapidly. The development of the location will also stimulate the commercial real estate market. Offices, retail stores and industrial premises will be needed for new needs and businesses.
Airport in Beran, Montenegro
In the eastern part of Montenegro, in the town of Berane, the reconstruction of the old airport is about to begin.
Who would be interested in this except the locals? First of all, for skiers, lovers of hiking/trekking and protected nature. Berane is located less than 40 km from the most popular Kolasin ski resort in the country, 120 km from another ski center - Zabljak and 40km from Plava, famous for its picturesque lake.
Thus, Kolasin will become more accessible to international tourists, considering that now the distance from it to the nearest airport, located in Podgorica, is 70 km. Plavskoye Lake is even further from the capital's airport - more than 100 km.
German investor Mike Steinmuller heads the Berane Airport reconstruction project. According to him, the work should begin in the spring of this year.
3,000 jobs will be created to service the new aircraft. It is planned to reconstruct and launch the previously closed bus station.
The airport in Beran will provide itself with electricity by itself, without connecting to the city power grid. In addition, rainwater collected in special storages will be used for cleaning and watering plants.
The project provides not only a passenger terminal, but also a cargo terminal, that is, it is possible to attract commercial and industrial companies to the region, and build warehouses.
New terminal of Abeid Amani Karume Airport in Zanzibar, Tanzania
Abeid Amani Karume Airport, formerly known as Kisauni Airport and Zanzibar International Airport, is expanding. A new, fourth, passenger terminal is under construction.
Terminal 1 of the airport is old and does not work, Terminal 2 handles domestic flights, Terminal 3, which was opened just five years ago, specializes in international flights. The capacity of the third terminal is 1.6 million people per year, and it quickly approached this figure.
The increased tourist flow forced the authorities to initiate the construction of another terminal.
Abeid Amani Karume Airport, located on the island of Unguja, about 5 kilometers south of the city of Zanzibar, the capital of Zanzibar, is the main air gateway of the archipelago.
The island is developing rapidly, and foreign investors have flocked to the region. Hotels of major international chains such as Anantara, Le Meridiem, and Four Seasons are being built. A casino for foreigners will soon appear on the popular Nungwi beach. There is a boom in housing construction - complexes are being built for rent. The cost per square meter is still affordable compared to resorts in other countries.
Airports on the border with Bulgaria and Moldova, Romania
Bucharest-South airport will appear in sector 4 of the Romanian capital, 40 km from the border with Bulgaria (41 km from Ruse). The transport hub will be located near the village of Adunatsi-Kopucheni in the Giurgiu county. The idea of construction originated back in 1975.
The airport will be able to serve more than 11 million passengers annually and will carry at least 30,000 tons of cargo per year.
Not only Romanians, but also residents of northeastern Bulgaria will be able to use the new hub, as Bucharest-South will support more destinations than the airports of Varna and Burgas.
In 2026, the construction of Galac Braila International Airport on the border with Moldova will begin. It will have passenger and cargo terminals. Millions of residents of Galac, Braila, Vrancea and Birlada, as well as the southern regions of the Republic of Moldova, are interested in the new air harbor.Recently, a new Brasov-Gimbav airport in the city of Brasov was opened in Romania for the first time in the last half century.
Romania expects to attract international tourists and investors after fully joining the Schengen area on January 1, 2025.Cape Winelands Airport in Cape Town, South Africa
In Cape Town, the modernization of the old airport, which was military until 1993, and then was used for pilot training for a long time, as well as served private and corporate aircraft, is scheduled to begin next year.
The renovated Cape Winelands Airport will accommodate both domestic and international flights. Its launch is expected in 2028.
Cape Winelands is located in Cape Town, the capital of the Western Cape Province, 13 kilometers northeast of Durbanville.
As part of the transformation project, it is planned to extend one of the runways to 3,500 m, as well as build a passenger terminal capable of receiving 5.2 million passengers per year.
A green area with vineyards, a conference hall, an outdoor amphitheater for 5,000 guests, a hotel, and ample parking are planned on the territory of the airport. Since the Western Cape Province is a well-known wine region, the events held in the entertainment cluster will be accompanied by wine tasting.

King Salman International Airport in Riyadh, Saudi Arabia
Saudi Arabia is preparing to launch the world's largest airport by 2030 (Al Maktoum in Dubai will open only in 2032).
The largest hub, which will cover an area of 5,700 hectares, will boast six runways. The new airport is designed to serve more than 100 million passengers per year and will be ready to receive tourists during the Riyadh Expo 2030 and the FIFA World Cup 2034.
Aviagavan plans to receive a LEED platinum certificate by including advanced environmental initiatives in the project.
By 2030, Riyadh aims to become one of the ten largest cities in the world in economic terms. The population of the megacity is expected to grow to 15-20 million people.Thanks to the new airport, 103,000 jobs will be created.
Long Thanh International Airport in Ho Chi Minh City, Vietnam
Vietnam is completing the construction of the country's largest airport. It is scheduled to open in 2025 after the completion of the first phase of work, which has been underway since 2021.
Long Thanh covers an area of almost 5,000 hectares and will be designed to receive 100 million passengers and 25 million tons of cargo per year after the end of the second stage.
The airport will become one of the most important transport hubs in Southeast Asia due to its location in the heart of the region.
