What about the market?
Housing in Bulgaria has been steadily rising in price for the past 10 years. In recent years, prices have been rising in anticipation of joining the Schengen area and then the eurozone. So, in 2025, price growth in key regions turned out to be double-digit: Sofia - by 23.5%, Burgas - by 25.8%, Plovdiv - by 15.7%, Varna - by 14%. These are areas of active residential development, where modern complexes are being built taking into account the needs of the mass buyer: security, social infrastructure, transport accessibility. The suburbs are connected to the business centers thanks to an extensive network of subways and metrobuses.
Marmara region Bursa, Yalova, Sakarya forms a natural alternative to Istanbul. These cities attract buyers who are looking for proximity to the economic center of the country, but are not ready to pay the capital's prices. Bursa and Yalova stand out in particular: here the affordable cost per square meter is combined with a greener, more environmentally friendly environment and a focus on family holidays, at the same time, transport links withIstanbul remains convenient and regular.
