Budget apartment in Europe: what can you buy in Spain, Turkey, Bulgaria, Montenegro for 100,000 euros?

The location in a pleasant climate and often proximity to the sea, the availability of high–quality finishes and built–in appliances, well-thought-out infrastructure and service, as well as - and this is no joke - pleasant prices; We figure out in which regions of the countries popular with our audience it is worth trying the luck of a buyer with a budget of 100,000 euros.

Requests for apartments in the price range from 70,000 to 120,000 euros are among the most numerous on HomesOverseas.ru . For an amount in the region of 100,000 euros or a little more, you can find thousands of good options. We have prepared a small selection for you!

Apartments for 100,000 euros in Bulgaria

"Bulgaria as a whole is a budget region of the European Union," says Daria Borzova, managing director of Oasis Real Estate. "A stable state with its own flavor, understandable language, temperate climate and religion that is close to many. So far, it is possible to purchase real estate up to 100,000 euros throughout the country. 

What about the market?

Housing in Bulgaria has been steadily rising in price for the past 10 years. In recent years, prices have been rising in anticipation of joining the Schengen area and then the eurozone. So, in 2025, price growth in key regions turned out to be double-digit: Sofia - by 23.5%, Burgas - by 25.8%, Plovdiv - by 15.7%, Varna - by 14%. According to forecasts, 2026 promises to be more peaceful, and the price increase will be 5-10% on average in the country.

Despite the long-term trend towards higher prices for real estate, it is still more affordable than in many other European markets.

The most expensive objects in the capital (an average of 3327 euros per square meter). As for the coast, apartments in Varna, in the resort of St. Constantine and Elena, are traditionally more expensive, as well as in the regions south of Burgas, although, we emphasize, it is realistic to meet the specified budget. Daria Borzova recommends paying attention to Burgas, Nessebar, Sveti Vlas, Sozopol, Tsarevo, Sunny Beach, Ravda, Aheloy, Pomorie. "It is advisable to look at the entire market, both secondary and primary housing. Now there are plenty to choose from, the long-awaited construction projects have begun after the pandemic," the expert notes.

On Sunny Beach, in a quiet, green part of a popular resort town, 500 meters from the sea, offers 1-bedroom apartment in the Camelot Residence complex for 92,000 euros.

In Ravda in the complex "Melia 10 Park" is looking for a new owner one-bedroom apartment 200 meters from the sea. Price: 80,000 euros.

In Primorsko, 500 meters from the sea, for sale 2-bedroom apartment for 96,000 euros.

Examples of resort apartments are given. For a permanent family life, it is advisable to consider urban real estate, for example, in Burgas or Varna. Budgets for such facilities start from 100,000 euros.    

Real estate for 100,000 euros in Spain

The Spanish housing market is generally quite expensive, especially in regions such as Madrid, Catalonia, the Balearic Islands, the Canary Islands, and the Basque Country, where a significant proportion of buyers are foreigners, and the cost per square meter is approximately 4,000 euros per square meter. Those looking for budget housing often pay attention to non-tourist northern regions with a milder (non-hot) climate, where the average price per square meter does not exceed 2000 euros. Home sales are growing rapidly in Lugo and Pontevedra, on the coasts of Asturias and Cantabria, as well as in Navarre, Biscay, Ourense, Alave and La Coruna. 

The city of Torrevieja on the Costa Blanca, which is traditionally popular with our audience, is famous for low-cost offers.

"In the region of 100,000 euros, studios of 22-30 sq.m. are currently located. m at a distance of 500 meters to one and a half kilometers from the sea," says Evgenia Voevodina from the agency Planeta Spain. "For 120,000 you can find a 1-bedroom apartment if you're lucky."

Over the past few years, house prices in Spain have increased significantly. Just last year the growth was 9.5%. New buildings have become especially expensive due to a shortage of supply.

"If you are looking for budget apartments, then you have only the secondary market at your disposal," the expert emphasizes.

In Torrevieja in a quiet corner a kilometer from the sea is for sale 1-bedroom apartment for 108,000 euros. "The apartment is located close to the beach, rather large in size (60 sq. m.), which means it will be good to rent, especially during the season," Evgenia Voevodina is sure.    

A 2-bedroom apartment in the center of Torrevieja, a 15-minute walk from the sea, is for sale for 119,000 euros. It is suitable for both renting and permanent residence.

Another apartment in Torrevieja is offered for 100,000 euros. One bedroom, a kilometer from the sea. The property is in very good condition, a suitable investment option.

Real estate for 100,000 euros in Turkey

"Turkey's budget real estate is concentrated in several key areas," says Aysun Tekce, Marketing Director of TEKCE Real Estate. In the Mediterranean region, you can consider some areas of Antalya province, especially Alanya, as well as, of course, Mersin province. The large metropolitan areas of Istanbul, Bursa, and Ankara offer affordable options, but in developing suburban areas. The Black Sea coast (Trabzon) and Yalova in the Marmara region also have competitive prices.

Mersin is one of the most accessible large coastal cities in Turkey today. Thanks to the active industrial development, the opening of a new international airport and the construction of the Akkuyu nuclear power plant, the city attracts the attention of investors. Against this background, a supply of modern residential complexes has been formed here, including apartments with sea views, while prices remain noticeably lower than in more popular, tourist-oriented regions such as Antalya. "For buyers on a tight budget, Mersin represents a rare combination of growing investment potential and pleasant housing prices," Aysun Tekce is convinced.

For example, you can consider the viewports 1-bedroom apartments in a new city with a water park in Mersin (Mezitli district). Price: from 75,000 euros.

Another offer in the area of Mersin Teje: 1-bedroom apartments 150 meters from the sea for 83,000 euros. New building (completion in 2027).

In Antalya and Alanya have a heterogeneous market. Premium segment real estate is offered in the central areas, however, more affordable prices remain in areas such as Kepez, Gazipasa, and Mahmutlar.

Ready-made 1-bedroom apartment for permanent residence in Alanya, in the Oba area, is offered for 93,000 euros.

If you are interested in an apartment for recreation, rather than for living, it is worth looking at the so-called areas closed for residence permits, such as Mahmutlar. There are a lot of inexpensive offers there. Prices have dropped significantly after the closure of the districts for obtaining a primary residence permit.

Istanbul is the most expensive market in the country, but the budget segment is also present in it. We are talking about the developing suburban areas of Esenyurt and Silivri. These are areas of active residential development, where modern complexes are being built taking into account the needs of the mass buyer: security, social infrastructure, transport accessibility. The suburbs are connected to the business centers thanks to an extensive network of subways and metrobuses.

Marmara region Bursa, Yalova, Sakarya forms a natural alternative to Istanbul. These cities attract buyers who are looking for proximity to the economic center of the country, but are not ready to pay the capital's prices. Bursa and Yalova stand out in particular: here the affordable cost per square meter is combined with a greener, more environmentally friendly environment and a focus on family holidays, at the same time, transport links withIstanbul remains convenient and regular.

For example, 1-bedroom apartments in Bursa in the Yolchata area, one of the growing investment centers of this city. Price: 67,500 euros.

Studio in a complex with garden and 24/7 security in Yalova, within walking distance from the beach and infrastructure facilities. Price: 38,077 euros.

On the Black Sea coast, Trabzon remains the key affordable market. The cost of apartments here is consistently lower than in the Mediterranean and Aegean regions. It should be noted that Russians are prohibited from buying real estate in the Black Sea region.  

What about the market?

Housing prices in Turkey grew in nominal terms in 2025, but in fact, adjusted for inflation, there was a correction. It has been 1.5-2 years since the buyer's market was established, so it's time to look for profitable offers. However, if you are considering a new building, you should carefully consider the choice of the project, as some developers on the coast are experiencing difficult times due to the outflow of foreigners.

Real estate for 100,000 euros in Montenegro

Montenegro's housing market has also been booming for several years, and prices have been rising rapidly. So, from 2024 to 2025, they increased by about 20%, but it is obvious that at the end of last year href="//www.homesoverseas.ru/news/Rynok_nedvizhimosti_Chernogorii_vyshel_na_plato_posle_silnogo_rosta " target="_blank">ascent approached the ceiling.

Real estate is already quite expensive, especially on the coast, where foreigners have fueled demand.

Let's take a look at the regions in which the price category of apartments we are interested in is found.  

"It is worth paying attention to real estate in the capital of Montenegro, Podgorica, and in the north of the country, in the Kolasin and Zabljak ski regions," says Ekaterina Zubrilina, an expert at Cherry Estate agency. "Housing there is in demand from tenants. Apartments in Podgorica are good for long-term rentals, while in the north they are suitable for tourists, both in winter and summer.

For example, a small apartment in a new building in Podgorica (Zabielo district) for sale for 99,000 euros.

On the coast, for 100,000 you can buy land (although it will require further investments in construction), and in towns such as Sutomore, Solace, and Dobra-Voda it is possible to purchase a small house for renovation or apartment.

According to the expert, apartments with a separate bedroom in a new building in popular cities such as Bar, Budva, Tivat cannot be purchased for 100,000 euros, but you can look at an apartment on the secondary market. In Budva and in the Bar, it's really possible to find non-price options that require small investments.

New buildings in Montenegro have increased greatly in price in recent years, but it is still possible to make a profitable investment in an apartment under construction. There are offers of 2000 euros per square meter under construction in Podgorica, Bar and Ulcinj. Ulcinj region, by the way, is actively developing," Ekaterina Zubrilina notes.

It is also worth considering real estate in the historical capital of Montenegro Cetinje and Danilovgrad. And if you still want to live by the sea, I recommend that you look at the small coastal towns in the Barsky district of Sutomore, Dobra-Voda, Solace. In the main tourist town of Budva, you can also find a small apartment from the owner of up to 100,000.
