Not just oranges! The northern coast of Morocco is just a half-hour hovercraft ride from southern Spain - and six hours flight from Moscow. However, in terms of cultural atmosphere, traditions and customs, this is almost a different planet. About 90% of Morocco's residents are Muslims. The living wage is not high here, and the weather is just wonderful. With the exception of a couple of winter months, Morocco always has blue skies and bright sunshine, and although it is sometimes very hot here, the low humidity makes the heat easier to tolerate. And the local beaches with white sand are generally beyond praise! Thinking about Morocco, everyone immediately imagines exotic smells, bright colors, city noise and, of course, Moorish architecture, which, together with the local landscape, makes an indelible impression. The ancient cities of Morocco, with their majestic ruins and market bustle, are simply enchanting. It is a real pleasure to walk along narrow streets side by side with an endless stream of people - on bicycles, scooters, donkeys or just walking, and then disappear into the silence of a museum, mosque or one of the many historical buildings. And literally everywhere you can admire beautiful examples of oriental applied arts - wood and metal carvings, large jewelry made of metal and stones, etc. Significant changes in modern Morocco are associated with the reign of King Mohammed VI, who ascended the throne in 1999 and much more progressive than his father. It was he who initiated large-scale projects for the restoration of old buildings, the construction of an opera house, the repair of old and the laying of new roads, along which hotels and villas are being built. Significant investments have been made in the development of residential complexes near major cities such as Marrakech in recent years. For those looking for an active holiday, there are amazing golf courses, great walking and horse riding conditions, and skiing opportunities. Seven Brave Kanga Developments is building a residential resort Bab Adrar d'Atlas in 20 minutes. drive from Marrakech, this is her first project here. “I am absolutely delighted with this amazing place. Nowhere have I seen such peace and tranquility as on this 20 hectare plot, ”says Simon Clotier, managing director of Kanga Developments. “The people are wonderful and very friendly, the food is amazing and the views are amazing. What more could you ask for ?! " This resort of ten luxury two-, three- and four-bedroom villas is offered for sale by Premier Resorts and Amazing Morocco on a fractional basis. This means that the property can be purchased by a maximum of seven buyers, each of whom receives the title, respectively, for six weeks a year. Another ten weeks are considered "floating" and will be divided among all seven owners. If one buyer can buy two or three shares, then he gets a longer right to use. “It's a complex system, but it works very well,” says Clotier. - And it's definitely not a timeshare. Each buyer out of seven gets a seventh of the title of owner, which he can sell or transfer to someone, and he can enjoy his vacation without thinking about what is happening here during the rest of the year. " Each villa will have Moorish-style interiors with fashionable architectural details, a private pool and - the pinnacle of luxury - a personal chef. In addition, the owners will be able to use the infrastructure common to the resort. The property will be offered for sale in three stages, with prices increasing from stage to stage by 8-10%. Current rates are $ 150,000 for each of the seven shares for the two-bedroom villa and $ 220,000 for the spacious four-bedroom villa. Highlights of Marrakesh Another confirmation of the fact that Morocco ranks among the leading countries offering holiday homes to foreigners is the start of work in this country by the world famous company Hamptons International. Last September, she put up her first complex in Marrakech for sale. “It should be noted that Marrakech is fast becoming a great place for very wealthy people to buy vacation homes,” says Caroline Reid, Deputy Director of Hamptons International, commenting on the company's entry into the Moroccan market. 40 houses will be built on the territory of the new five-star Four Seasons Hotel, located in the southwest of Medina. All of them, from two-bedroom cottages to larger villas, will be built in traditional Moorish style, with patios and balconies overlooking the gardens. The owners will have the right to use the hotel infrastructure, including the SPA salon. Prices range from $ 610,000 to $ 1.5 million. Another villa complex is being sold by Imoinvest UK. The firm has already sold, under construction, 18 villas in the Domain d'Abraj residential complex in the south of Marrakech, where rental income is expected at around 6% per annum. Now the company has brought to the market a new proposal - the Residence Al Quantara complex, which offers newly built one- and two-room apartments with an open kitchen and a large terrace at a price of $ 172,000. The complex has its own zest. Like most sites in and around Marrakech, it is a remarkable view of the snow-covered peaks of the Atlas Mountains. In addition, a swimming pool, a club, a restaurant, a health and spa center will be built on the territory of the complex. “Marrakech has become a popular and fashionable place, the British and French are investing here,” says Julien Liu of Imoinvest UK. "They buy villas for both investment and personal use, and the market is growing very quickly." On the site of a former olive plantation with an area of 5 hectares, the developer Michel Dupre, who was previously involved in construction and renovation in London, has built seven large and very beautiful villas, each of which has 0.6 hectares of land. The set was named Marrak Villas, it is located in 20 minutes. drive from the city center and 15 min. - from the airport. “Most of the people in England and France have shown interest in my complex,” says Dupre. - Morocco is a wonderful country, it is easy and inexpensive to get here, especially compared to, for example, the Caribbean islands. There is a high demand for high-quality rental properties in Morocco, and if you want to cover the credit and operating costs of your villa, then it can be rented out for several months a year. " A large villa with four bedrooms and four bathrooms in Marrak Villas costs about $ 1.05 million, and a villa with three bedrooms - about $ 660,000. Each one has its own pool and garden, the complex also has two tennis courts. In the high season, Dupre believes, it will be possible to get $ 9,000 per week for renting a large villa and $ 5,000 for renting a three-bedroom villa. The heritage of the Moors is also valuable. But Morocco is not only new villas and apartments, it also sells old buildings, the owner of which can enjoy the aroma of antiquity and national flavor. “We are selling refurbished properties in Marrakech and Essaouira to buyers looking to purchase traditional homes with decorative carvings and tiles,” says Kamal Araifa of Karimo Immobilier. "The market is currently booming and prices for these properties are still rising, although not as quickly as they used to." Near Essaweir you can buy a charming stone house with a large plot of land for $ 175,000, and in Marrakech a two-bedroom apartment will cost approximately $ 130,000. Just keep in mind - buying a house in Morocco is actually not as easy as it might seem after reading this article. Real estate can only be purchased with government approval, and it can take both time and considerable effort to get it done. Therefore, for those who are thinking of building their own luxury villa, a good solution would be to work with a local construction company, which has already received all the permits and purchased the land.
