
The demand for parking spaces, and, consequently, the supply, depends on the city you are considering. So, in resorts where people do not live permanently, provided public transport is well developed, it is quite possible to do without your own car. If desired, you can rent a car and park it in a public parking lot or in a free parking lot in the courtyard of the residential complex. In non-resort cities (and even more so suburbs), where families live permanently, a car is usually critically needed and parking lots are included by developers in projects.
Buying a parking space in Turkey
Market features.In the Turkish resort of Alanya, individual garages and parking complexes are practically not found. As Yulia Vysotskaya-Chag, Director of sales at Uptrend Homes, explains, "Land is very expensive, and it is economically unprofitable to build a separate garage or parking lot. It is much more profitable to build a multi-storey building and sell apartments." Most residential complexes have open parking lots, but there are few places there: about 10-15% of the total number of apartments. Only 5% of Alanya complexes have closed underground parking. At the same time, a parking space guaranteed to be fixed in documents can be found in literally five to ten complexes throughout the city - this is rather an exception to the rule.
The shortage of parking spaces became especially noticeable in 2022, when many foreigners moved to Turkey for permanent residence and brought their cars. The problem was resolved by local rules introduced by individual residential complexes: only owners can park, and only one car per apartment. "This is how the issue was resolved, and parking spaces are usually enough," the expert comments.In ordinary houses without fenced-off areas, special parking is usually not provided, but you can park your car in the alley near the house. This is perfectly acceptable, unless, of course, there is a sign that parking is prohibited.

Demand.Parking spaces are in demand primarily in areas focused on permanent residence, such as Upper Oba or Jikcilli, where there are good schools, hospitals and developed infrastructure. "Such apartments are not bought for recreation, they are bought for permanent residence, and permanent residence implies the presence of one or two cars." In the resort complexes, 40-50% of apartments are occupied in summer, and only 20-30% in winter, so the problem of parking there is less acute.
The cost.Prices for parking spaces in Turkey range from 5,000 to 12,000 euros. "The cost depends on the demand for real estate, because the parking space is bought together with the apartment," says Yulia Vysotskaya-Chag. "The higher the demand and prices for real estate, the more expensive the parking space becomes, since their number is always limited." During periods of crisis or recession in the market, the owner may not allocate parking in a separate amount, but rather give it as a gift to the buyer of the apartment. Renting a parking space earns from 50 to 200 euros per month, depending on the location and market situation.
Procedure and taxes.Since a parking space in Turkey is usually purchased only with an apartment, the registration procedure does not differ from the standard one. "The whole procedure is the same as when obtaining ownership of an apartment. Additionally, no taxes are paid."
Is a car a mandatory attribute?"It depends on the purpose of staying in the country and on the habits of the family," the expert believes. An elderly couple who comes for three summer months can do without a car if the complex has good infrastructure. But a permanent family with children, in which parents work and children go to school and clubs, a car is most likely required.
Is it possible to enter Turkey in a Russian car and how long can I stay there with it?Yes, you can enter. A car with Russian license plates can stay in Turkey for up to 730 days (2 years) without customs clearance, provided that the owner is a foreigner (not a Turkish citizen). After two years of stay, the car must either be removed or cleared at full rate. An international driver's license is valid for up to 6 months from the date of entry, then you must apply for a Turkish driver's license. You will not have to take exams, it is enough to provide a certificate of education from a Russian driving school - a request will be sent there from Turkey. If you do not wish to obtain a local driving permit, you can leave the country and re-enter, thus zeroing out the six-month permitted period for using international rights.
We are buying a parking space in Montenegro
Market features. The situation is different in Montenegro. According to Ekaterina Zubrilina, an expert at Cherry Estate agency, "developers have recently been required to build apartment buildings with parking spaces, so all new buildings have at least one level of underground garages." In old houses, parking may not be at all, and, according to the expert, "parking wars" are a common phenomenon in Montenegro, especially in summer. Parking spaces on the street or in the yard are also found, but then the right of ownership may not be displayed as property, but as a place given "for personal permanent use."
Demand.Demand for parking spaces in Montenegro is consistently high. They are bought both together with the apartment and separately. Foreigners from different countries are interested in parking, both from Europe and from the former CIS countries. Demand is particularly high in coastal towns and tourist centers.

The cost.The price strongly depends on the location and type of parking. "The cost of a parking space in the courtyard or on the street starts from about 7,000 euros," the expert clarifies. "A place in the underground garage will cost from 15,000 to 35,000 euros." At the same time, parking in Ulcinj will be noticeably cheaper than in Tivat or Kotor. According to Ekaterina Zubrilina, a discount is rarely given when buying a parking space along with an apartment.
Procedure and taxes.Buying a parking space in Montenegro is a full-fledged real estate transaction. "If you buy a parking space in an underground garage or on the street, you must pay the purchase tax (from 3%)," the expert explains. And you will also receive an annual property tax of approximately 250 euros and above.
Is a car a mandatory attribute? The distances in Montenegro are small, and if you don't travel to other cities often, then you can do without a car, provided that you live in the city center. However, for a comfortable life in Montenegro, a car is still desirable. There is a bus service between and within cities, but buses are often late and run off schedule, and pedestrian sidewalks are not everywhere outside the center.
Is it possible to enter Montenegro in a Russian car and how long can I stay there?As of 2026, it is almost impossible to enter Montenegro by car with Russian license plates. Although Montenegro itself has not imposed its own ban, it can only be reached by land from Russia through transit through EU member states (Bulgaria, Romania, Hungary, Croatia). And entry through the EU using Russian license plates is prohibited by sanctions (confirmed by the decision of the European Court of Justice of February 5, 2026 in case C-619/24).However, residents can purchase a car directly in Montenegro.
Buying a parking space in Germany
Market features.The car seat market in Germany is the most structured and at the same time the most expensive among the three countries under consideration. As explained by Irene Verkhovetskaya, general manager of the agency Estate-Service 24, "buying a parking space separately from an apartment in a large city (Berlin, Munich, Hamburg, Frankfurt) is a difficult task. Usually, when buying an apartment in a new residential complex, the owners immediately buy a parking space for it. In the old houses (Altbau), parking inside the buildings was not initially available, and residents park on the street with a paid permit from the city or rent space in neighboring modern complexes.
In new residential complexes, underground parking (Tiefgarage) is a standard and a duty. According to the building regulations (Stellplatzverordnung), the developer is required to provide a certain number of spaces for the number of apartments. At the same time, there are two legal statuses of the parking space: Sondereigentum (separate property with its own cadastral number, which can be sold separately) and Sondernutzungsrecht (the right of exclusive use is the most common option in new residential complexes,when a place cannot be sold "to a person from the street", but only to another owner in the same house).

The demand is strong. The demand is huge. "Ads for the sale of individual parking spaces attract buyers instantly," notes Irene Verkhovetskaya. The price in Munich can reach 50,000 to 100,000 euros for one place in the center. The value of places with charging stations for electric vehicles (Wallboxes) has especially increased: "Since 2026, buyers are looking not just at a square on asphalt, but at the power of the electric grid connected to it." According to the expert, parking spaces are considered a "safe haven" for small investors, the tax is low, the service is minimal, and you can rent out very quickly.
Which categories of foreigners buy parking spaces?Three groups can be distinguished: expats and holders of "blue cards" who buy housing for themselves; investors who purchase "apartment + place" packages for rent; wealthy non-residents who use German real estate to save capital.
The cost.Prices in the cities of the Big Seven remain high in 2026. Munich is the most expensive market, says the expert. In the city center, the price for an underground parking space varies from 50,000 to 120,000 euros. In Stuttgart and Frankfurt, it ranges from 40,000 to 70,000 euros, in elite new buildings in Berlin and Hamburg (Mitte, HafenCity) 50,000 to 80,000 euros, in simpler areas 25,000 to 35,000 euros, in Dusseldorf and Cologne25,000 45,000 euros.
The price is affected:
- The availability of charging for an electric car (a place with a Wallbox costs 3,000-7,000 euros more expensive).
- System type: an ordinary concrete place is more expensive than a place in a duplex elevator.
- Size: modern wide seats for SUVs are more appreciated.
- Security: video surveillance, security.
- Parking location: near the columns or next to the elevator is more expensive.
"Classic" discounts&"in the usual sense, there is practically no such thing in Germany," warns Irene Verkhovetskaya, "but there is an economic benefit: if you buy an apartment and a parking space under the same contract, you save on notary services and registration with the land registry." Sometimes developers can offer free installation of a charging station, but direct price reduction is rare.
Procedure and taxes. The procedure for buying a parking space in Germany is a full-fledged real estate transaction. It requires a notary (about 1.5% of the price), registration with the land registry (about 0.5%) and payment for the broker's services (with his participation - another 3.57-7.14%). The main taxes on purchase are: Grunderwerbsteuer (tax on the purchase of real estate - from 3.5% to 6.5% of the cost, depending on the federal state), and if the purchase is made from a developer separately from housing, VAT may also arise (19%). When owning, you need to pay Grundsteuer (symbolic land tax of 10 euros 50 per year) and monthly contributions to the house fund (Hausgeld) for lighting, parking cleaning and repair reserve, on average 20-50 euros per month. If you rent out a place, the income is subject to income tax (Einkommensteuer).
Is a car a mandatory attribute? "A car is optional for living in a large city. Most expats and young people choose bicycles and public transport," says the expert. However, for families, as well as for those who live in the suburbs, a car is necessary. "For the family segment in Germany, it remains an essential attribute. A parking space in a residential complex is perceived not as a luxury, but as a critically important part of the infrastructure that ensures family mobility on weekends and holidays, the expert explains. That is why apartments without a parking space lose up to 15-20% of potential buyers among married couples. Germany is designed for traveling by car: the castles of Bavaria, the beaches of the Baltic Sea or the Black Forest are accessible by train, but this requires complex planning. A car gives you freedom, which is a basic value for Germans.
Is it possible to enter Germany in a Russian car?As of 2026, entry by car with Russian license plates into Germany and the entire European Union is prohibited. However, residents can purchase a car already in Germany or another EU country.
