Fethiye and Oludeniz: apartments and villas in the "other" Turkey

People often talk about these places breathlessly, calling them the most beautiful on the Turkish coast: lagoons with the purest turquoise water, cozy coves near rocky shores overgrown with cedar and pine, ancient monuments hidden in the mountains or, on the contrary, in the middle of modern buildings; It is not surprising that real estate here is quite expensive, although cheaper than in the elite Bodrum.

Fethiye is a city and district in Mugla province, at the foot of the Lycian Mountains, usually referred to as the Aegean region of Turkey, although it is uniquely located near its shores, the waters of the Mediterranean and Aegean Seas merge. The surroundings of Fethiye differ from the Mediterranean resorts in their landscape and nature of recreation - you will hardly find package tourists here, as in Antalya.

Since the 90s, the city has become a favorite place for the British. Fethiye has a large British diaspora, but there are also many visitors from other European and CIS countries.

Fethiye in numbers: 40 kilometers from Dalaman airport - about an hour's drive; about 85 thousand people live in the city itself, but the population increases many times during the season.

Even if you didn't know anything about Fethiye before, you've probably heard of the Lycian Trail - a route for a long hike. It starts right here, in the village of Ovadzhik, and goes through the mountainous area along the coast all the way to Antalya. In addition, Oludeniz, a bay in a protected area with the famous Blue Lagoon beach, is booming on all social networks.

However, Fethiye is not only a tourist destination, but also a comfortable place to live. The infrastructure is at a high level: modern schools, private and public hospitals, shopping center, supermarkets, restaurants, banks. The road network is being developed, and a new yacht harbor is being built in addition to the existing one. At the same time, no large industrial facilities are expected - the emphasis is on nature conservation.

How does Fethiye differ from Antalya and Bodrum

Fethiye is not the Turkey that everyone is used to. I would even say that it is like a state within a state, divided Karina Avdzhu, manager FethiyeDom. The city looks more like a European town surrounded by greenery. One of the main differences is a strict ban on building above three floors. "There are no concrete jungles here, just open spaces, greenery and open horizons."

"Unique nature, the purest mountain and sea air, warmth all year round, fresh vegetables and fruits at any time" this city gives a feeling of harmony, comfort and quality of life that is difficult to find anywhere else!"That's how our interlocutor describes Fethiye.

Compared to the lively Bodrum and Antalya, the atmosphere here is quite relaxed. "Unlike the densely built-up resorts of the Aegean Sea, such as Bodrum or Cesme, Fethiye offers a closer connection with nature," notes Aysun Tekce, Marketing Director TEKCE Real Estate. "This is a vibrant, full-fledged city where active life continues all year round," adds Irina Kuzugudenlioglu, an expert at Discover Fethiye, who has been living here for 11 years.

At the same time, real estate in Fethiye is more affordable than in Bodrum. Prices for comparable properties are 20-30% lower.

Who is buying property in Fethiye and why

Fethiye traditionally attracts buyers from the UK, Russia, the Nordic countries, as well as Iran and Bulgaria,Irina Timofeeva from Turkish Riviera Homes notes. The main goals are rest, moving and renting. "Recently, the buyer's profile has shifted towards longer-term living and investment-oriented solutions," says Aysun Tecce. "After the events of recent years in Russia, the demand from Russian-speaking buyers has increased significantly, and many discovered Fethiye right then. Although the peak of the hype has already passed, the city is still in demand," says Irina Kuzugudenlioglu.

It is important to keep in mind that not all residential complexes have a permit for short-term rental apartments. It is necessary to choose an object carefully if there is an intention to rent it to tourists!

It should be noted that the total volume of sales to foreigners in Turkey in 2026 continues to decline in March, only about 1,200 properties were sold nationwide, which is 20% less than a year earlier. Nevertheless, premium resort destinations such as Fethiye remain in steady demand.

Fethiye Property prices

Prices for apartments and houses in Mugla province, as in Turkey as a whole, are rising in nominal terms and decreasing slightly in real terms due to high inflation.
In March 2026, the country as a whole, according to the Central Bank, recorded a 26.4% year-on-year increase in prices, but a 3.4% correction adjusted for inflation.

There is no data directly on Fethiye, however, it can be stated that there are no prerequisites for adverse scenarios. A limited amount of land for building and a ban on high-rise construction keeps housing prices at a high level, although there has been a decrease in areas closed for obtaining a primary residence permit.

Here are the approximate price ranges for 2026:

  • Up to 150,000 dollars small one-bedroom apartments in a new building and larger apartments on the secondary market.
  • Up to 200,000 dollars two-bedroom apartments with good finishes from the owner or in new buildings in different areas, including near the sea.
  • Up to $350,000 three- or four-bedroom apartments in good neighborhoods, duplexes or townhouses.
  • Up to 500,000dollars townhouses or small villas
  • Up to 1 million dollars villas with private pools and gardens.

"The secondary market may be cheaper by 25-50%," says Karina Avdzhu.

Fethiye districts for property purchase

According to Irina Kuzugudenlioglu, the areas located closer to the beaches or the embankment are in the greatest demand: Foca, Akardzha, Babatashi, Tuzla and Kesikkapi. Their main advantage is walking distance to the sea and the huge Fethi Bay Park. The districts of Foca and Akardzha are widely known as Chalysh.

Fethiye cannot be called a homogeneous city. Each of its districts has its own character, price level, infrastructure and purpose. Some are ideal for year-round living, others for short-term rental investments, and others for secluded vacations.

1. Fethiye City Center

What it represents.The historical and administrative core of the city with a marina, an embankment, a large market (open on Tuesdays and Fridays along the river) and the famous Lycian tombs carved into the rock. This is the only place where there is an urban, rather than a resort-rustic atmosphere. Offices, banks, the city hall, shops, restaurants and transport hubs are concentrated here.

Infrastructure.Maximally developed. Everything necessary for life is within walking distance. A wonderful park for children right by the sea. Convenient access to marinas and public transportation. An important drawback: there are no beaches in the very center.

Types of real estate.-A variety of modern apartments to restored traditional stone houses (for example, in the Passepartout area). There are many properties suitable for long-term rentals.

Suitable for what purposes:

For a permanent life:if urban infrastructure, proximity to all services, and the beach nearby are important to you.

For investments:The constant flow of tourists, on the one hand, and the high demand for year-round rentals, on the other, make the center an excellent choice for a stable income.

For relaxation:rather for those who spend a lot of time on excursions and like to walk around the city, rather than lying on the beach.

The price level.High for apartments, but lower than in coastal elite areas.

2. Chalysh (alış Beach) / Focha (Foça)

What it represents.A long area to the west of the center, named after a 5-kilometer spit of small pebbles that frames it from the sea. It is famous for its long promenade and picturesque sunsets, which are considered one of the best on the coast. A large international community has formed here, mainly from the UK and Europe.

Infrastructure.Developed, focused on a comfortable life. There are many cafes, restaurants, shops, pharmacies. There are public and private hospitals. The embankment is ideal for walking, jogging and cycling trips. There are many hotels and club beaches in the area.

Types of real estate.There is a wide selection from small budget apartments on the ground floors to luxury villas with sea views right by the beach. There are many options for daily rent: large apartments, villas for families.

Features.In winter, it is not as lively here as in summer, as the area is half-tourist, but there are also many permanent residents, including expats.

Suitable for what purposes:

For a permanent life:An ideal option for families and those who want to live by the sea with a developed infrastructure.

For investments:high profitability from short-term rentals in the season.

For relaxation:perfect for beach relaxation, sunset walks and relaxing time.

The price level.High because of its popularity and location by the sea, but there are budget options (for example, apartments in the interior of the area).

Babadag Mountain, towering over the bay, is one of the world's paragliding centers. Most boat tours (Demre, islands) depart from here.

Infrastructure.Developed for tourism: many hotels, restaurants, entertainment venues, agencies for the sale of excursions. But for a year-round life, some services may not be enough. In winter, the village is almost deserted. Strict building regulations are in place to preserve nature.

Types of real estate.Mainly boutique villas, small residences, and short-term rental properties. There is little new supply due to zonal restrictions.

"This is a unique micro-market," explains Aysun Teche. "Strict building regulations and high tourist demand limit supply and maintain high property values."

Suitable for what purposes:

For permanent livingnot recommended: little infrastructure for winter, seasonal lull, residence permit quotas for foreigners.

For investments: high profitability from short-term rentals per season. Long-term capital growth is guaranteed by the uniqueness of the location and the limited supply.

For recreation:the best choice in the region.

The price level.Average and above average.

Important note:in Oludeniz, as well as in some nearby villages (Ovadzhik), there are restrictions on obtaining residence permits for new foreign buyers due to quotas.

The Oludeniz district includes two villages, Hisarenyu and Ovadzhik, but we will consider them separately.

3.1. Ovac (Ovacık)

What it represents.A quiet area on a hill located between Fethiye and Oludeniz. Due to the altitude (about 300-400 meters), it is noticeably cooler here in summer than on the coast, which saves from the sweltering heat. The area is surrounded by pine forests and mountains, offering panoramic views.

Infrastructure.It is quieter than in Chalysh, but there is everything you need: small shops, cafes, restaurants, pharmacies. Oludeniz Beach is 5-10 minutes away by car or dolmusha.

Types of real estate.is very popular among expats. There are many modern villas and houses in complexes with common infrastructure (swimming pool, garden), often with views of the mountains or the sea. Spacious facilities prevail.

Suitable for what purposes:

For a permanent lifeis great, especially for those who do not like the heat and appreciate the silence, views and the proximity to nature.

For investments:good rental potential (including long-term among expats). Villas are in steady demand here.

For relaxation:suitable for a calm, measured rest in an environmentnature.

The price level.strong>High on villas with views, generally average and above average.

Types of real estate.Diverse, but the focus is on short-term rental properties. You can find more affordable options than in Oludeniz.

Suitable for what purposes:

For a permanent life is not the best choice, especially for families and lovers of silence.

For investment:There is a very high potential for short-term rentals due to the demand among young people and budget travelers.

For relaxation:ideal for those who are looking for entertainment, nightlife and hangouts.

The price level.Relatively affordable.

For a permanent life:For those who can afford it and are looking for privacy, status and peace of mind.

For investment:the expensive segment. The rental is aimed at yachtsmen and VIP tourists.

The price level. One of the highest in Mugla province, comparable to Bodrum.

5. Ciftlik (Çiftlik)

What it represents.A quiet residential village located behind the Chalysh River. It is convenient due to its proximity to the sea, but it is located away from the main tourist flow. Low-rise villas and small apartments prevail here. The area is popular with families with children and those who are looking for a balance between urban amenities and a measured resort life.

Infrastructure.Developed, but not oversaturated. There are grocery stores, cafes and restaurants. It takes 5 and 10 minutes to reach the Chalis embankment, and 15 minutes by car to the center of Fethiye.

Suitable for what purposes:for permanent residence and long-term rental. A more budget-friendly alternative to the first line of Chalysh while maintaining proximity to the sea.

The price level.Average, lower than in Chalysh, but higher than in areas more remote from the sea.

6. Tashyaka (Taşyaka) and Patlang (#305;ccedil;) 

What they are.Two neighboring green areas on a hill in the eastern part of Fethiye, a few kilometers from the coast. There are almost no tourists here, there are many locals and foreigners who appreciate silence.

Infrastructure.There is everything necessary for life: grocery stores, pharmacies, cafes, restaurants. Fethiye city center is 5-10 minutes by car, and Calis Beach is 15 minutes away. Public transport runs regularly.

Types of real estate.Apartments are mostly in low-rise buildings (2 and 3 floors), often in complexes with enclosed areas and a communal swimming pool. Most of the windows offer views of the mountains, and many have views of the sea.

Suitable for what purposes:

For a permanent life:One of the best options is quiet, green, no tourist fuss, but everything you need is nearby.

For investments:Long-term rentals are stable (expats and locals), but there is little demand for short-term rentals.

For recreation:suitable for rentals for a month or more, if you do not need direct access to the beach.

The price level.One of the most accessible in Fethiye. Prices are 20% and 40% lower than in coastal neighborhoods. A 1+1 or 2+1 apartment in a complex with a swimming pool - from 80,000 to 130,000 dollars.

For investments:Exclusive rental for wealthy tourists looking for peace and unity with nature.

For recreation:eco-retreats, yoga tours, complete isolation from civilization. For example, if you need to retire to write a book.

The price level. Is often above average. In fact, you pay not for square meters, but for the view and absolute privacy.

Fethiye market prospects

Fethiye is a market for long-term strategies, not short-term speculation. It is suitable for those who are looking for a peaceful coastal environment for living or retirement, families with children, as well as investors aiming for rental income (seasonally adjusted).

"The Fethiye market cannot be called overheated," says Irina Kuzugudenlioglu. On the contrary, there is now a calmer period when price growth has become less rapid. This is largely due to the fact that Turkish citizens often prefer to keep funds on deposits with high interest rates rather than invest in real estate. As a result, demand from the local population has decreased, which makes the market more comfortable for foreigners. According to the expert, now is a good time for a deal due to the lack of hype, a wide range of apartments and the opportunity to negotiate a price.

"Demand is expected to grow, especially from European and Russian buyers, and price growth will continue at a steady pace, without speculative jumps," Aysun Tekce predicts.

"The market is worth investing in, but a selective approach is extremely important. A thorough study of the areas is needed, and new buildings are generally preferable," adds Irina Timofeeva.

But perhaps the best summary of our review is Karina Avdzhu, who has lived here for more than 15 years: "I can't imagine that you can find a better place to live than here. Living in Fethiye is not just a choice, it is a privilege.
