Cyprus real estate market is not in vain called dynamically developing: developers can no longer afford two similar projects and developing new concepts. The main benefit of this gets the buyer.
Regular readers of Homes Overseas already know about Cyprus real estate all or almost all. Fortunately, new projects are appearing on the island, so we don't have to puzzle over topics dedicated to the island of the 35th parallel.

Golf stream
Cypriot developers have felt that foreigners are ready to purchase more expensive real estate on the island – if, of course, the quality matches the price – and are offering more and more luxury properties. One of the luxurious and win–win options for both the seller and the buyer is a golf resort property.
There are several golf projects on the radar right now. Last summer, the 5-star Aphrodite Hills Golf Resort was commissioned. In the near future, Med Group will begin construction of another large-scale golf resort, Larnaca Golf and Country Club, in the south-east of the island. In 2012, Nikki Beach Resort and SPA will open in Paphos with two professional golf courses, which will be operated by Nikki Beach EMEA.
Renovated and newly built golf courses are part of the infrastructure of many elite residential complexes, and not only fans of this ancient Scottish game buy real estate in them. Golf aesthetics, views from the windows to the green fields, a special atmosphere of harmony and luxury – a wonderful entourage for luxury villages.

Almost a city
Aphrodite Hills Resort already has the title of the best golf resort in Cyprus and one of the five best golf resorts in Europe. Aphrodite Hills is also called "the first golf resort of the new generation" and "a 5-star golf and recreation resort." Well, that sounds pretty tempting.
One of the main advantages of the Cypriot golf projects is the low density of buildings. Thus, the area occupied by Aphrodite Hills is 234 hectares. This is generally quite a lot for a residential complex, especially in Cyprus, which can be crossed from east to west in three hours with stops. Of these 234 hectares, villas and apartments occupy only 8%. In addition to the highlight of the program – the 18-hole championship golf course, as well as the golf club and the golf and tennis Academy, there is a 5-star Intercontinental Hotel, spa, horse riding center, shops and restaurants. The number of inhabitants of the resort with 800 residential facilities is slightly inferior to the population of such a Cypriot city as, for example, Polis. Aphrodite Hills is 20 minutes away. a drive from Paphos and 35 minutes from Limassol, on the territory of Akamas National Park.
Commissioned in December and still smelling of fresh paint, the Theseus Village luxury complex, located in the central part of Aphrodite Hills, has become an important stage in the formation of the resort. Apartments and villas with tiled roofs, terraces and pools, fragrant gardens, panoramic views – everything is beautiful, comfortable and trustworthy. Natural stone and wood, elegant interiors, spacious dining areas, cool bedrooms... Tables, armchairs, air conditioners and plumbing are all in place, you can come and live.
The development company Lanitis Development Ltd. offers buyers a program of 5% mortgage loans in euros for up to 30 years with an initial payment of 20%. And after the purchase, the company provides real estate management and rental services on a guaranteed income basis.
Here, at Aphrodite Hills Golf Resort, the construction of the elite residential complex Appolo Heights for 15 one-bedroom suites, 61 two-bedroom apartments and six villas with private pools has been completed.
Alexander Shadrov, director of the Moscow representative office of the developer Cybarco Plc., talks about the project: "Apollo Heights differs from many complexes primarily in its exceptionally refined architecture and design. The accents are made on natural colors, the use of wood and stone. These traditional materials and architectural elements characteristic of Cyprus are harmoniously combined with the natural environment, the village becomes picturesque, the residences are comfortable, and the stay here is calm and very pleasant."
Apollo Heights is characterized by spacious rooms and large, up to 400 square meters, plots attached to villas. The hallmark of the complex is a multi–level heated swimming pool consisting of three. The housing is sold with air conditioning, kitchen equipment and furniture; Cybarco conditions – a 5% loan with an initial payment of 30% of the cost, full legal support for the transaction, and after its completion - housing maintenance and guaranteed rental income.
All the doors of Aphrodite Hills are open to the owners of housing in Apollo Heights: you get three years of free use of gyms, spas, tennis courts, as well as membership in the golf club along with the keys to the new house.

There is a place to turn around
Large developers traditionally love the western part of Cyprus. From Paphos, another impressive golf resort, Minthis Hills, which is being built by Pafilia Property Developers, can be reached in 15 minutes. The slogan "Touch the Sky" reminds that the complex is being built at an altitude of 650 m above sea level, and the building density – only 2% – is discouraging. But really, out of 500 hectares of the territory, only 10 hectares are allocated for construction, the remaining 4.9 million square meters. You can play golf or tennis, take walks or jogging and come back for lunch, completely forgetting that, besides you, there are almost 7 billion people on earth.
The luxury resort offers its owners restaurants and a spa, a tennis academy and courts, shops and playgrounds. There is untouched nature around the complex, thoughtful landscapes and ultramodern architecture inside it. "No residential complex in Cyprus has such a large area and low building density. In fact, we are selling not just a house on a plot, but a property on a huge territory," says Andreas Huloudis, head of the Russian representative office of Pafilia.
The villas are located around an 18-hole golf course, which has been in existence since 1994 and has been completely renovated by the developer. Buyers choose from 9 types of layouts with three, four or five bedrooms. Houses ranging from 161 to 340 sq. m. m on plots of 1000 sq. m are estimated at 1.5–3 million euros. The company provides a loan for up to 30 years at 4.5% with a down payment of 30% of the cost. In your absence, the management company will take care of housing and income from renting.

Golf and yachting
North of Paphos, in the vicinity of the city of Latchi, Andreas Georgiou Developers is working on a complex of Venetiotissa Private Residences villas. By March 2011, two 18-hole golf courses and a yacht marina will be built in the immediate vicinity.
Lachi Bay is considered prestigious due to the fact that the best five-star Anassa hotel on the island is located here. Recently, the Cypriot government confirmed plans for the construction of the Paphos – Polis expressway, along which the road from the airport will be reduced to 1 hour 20 minutes.
Venetiotissa Private Residences, as the developer assures, will maintain the reputation of this corner of Cyprus: 23 two-storey luxury villas will appear 200 m from the sea. From the threshold of the house to shops, restaurants and banks in the center of Latchi – 10 minutes on foot. Spa and fitness centers and a squash court will be located on the territory of the complex itself.
Villas from 208 to 284 sq. m are offered for sale. on plots ranging from 400 to 633 square meters with private infinity pools, patios and covered parking. Marble, Italian and German finishing materials are used in the decoration of the premises, the buyer receives housing with air conditioning and kitchen equipment.
As for financing, with the first 30% installment, the mortgage rate in a Cypriot bank will be 6.9%.

Seven white villas
Of course, the sea is both what tourists come to Cyprus for, supporting the rental market, and what is always an advantage for a residential complex.
4 km from the center of Paphos, near the village of Kissonerga, Leptos Estates has opened the Kissonerga Beach Villas project.
Having chosen the surroundings of Kissonerga village for his new complex, the developer made the right decision. On the one hand, the villas are located just 200 m from the sea, on the other – a five-minute drive from the center of Paphos, which means from shops, restaurants and the International School for Children, which is important for those who are going to live in Cyprus with their family. In addition, a yacht marina with appropriate commercial facilities is being built 3 km from Kissonerga Beach Villas. Atlantica Golden Beach Hotel and Cynthiana Beach Hotel are located nearby.
By 2011, seven villas will appear in Kissonerga Beach Villas, looking at the projects of which, you immediately remember Greece. Geometric shapes, white walls, flower beds and the blue of the sea, sky and pools add up to a single harmonious picture.
The area of the villas is from 300 to 400 sq. m., the plots are from 600 to 900 sq. m. All houses are three–level: one of the floors is basement, the other two have three, four or five bedrooms. You can buy a house in Kissonerga at a price of 1.8 million euros, while an interest-free installment payment is provided until the facility is put into operation, then a mortgage is issued for 20 years. The management company Leptos Estates maintains housing, looks after gardens and rents villas in the absence of the owners.

Everyone will see the sea
And last but not least, the new Coralli Shore Habitat project by Athanasiou Constructions & Development. Finally, we move from the west to the southern part of the island: the action takes place in an elite area of Limassol, which is both a famous resort anda business center.
2011 promises to be fruitful for residential facilities: this year the Coralli Shore Habitat complex of villas and apartments will be commissioned. To provide a view of the sea from most of the residences, the designers arranged the buildings according to the principle of an amphitheater. 45 villas with pools and gardens will occupy the lower part of the slope, modern houses with 48 apartments will occupy the upper part. Each property is sold with parking.
There are three communal swimming pools, a children's playground, a garden with fountains, and a sports ground. There is access to one of the best beaches in the city and to a marina for 1000 ships, the construction of which will be completed in January 2011. Prices, as well as offers, are varied: from 335,000 euros for an apartment to 1.77 million euros for a six-bedroom villa.
