Statistics, romance, history
Paphos, a city of about 47,000 people, is located on the southwestern coast of the island. The climate is almost ideal here – in the middle of summer, thanks to a light breeze, it is moderately hot here, and in winter it is not too cold. The mild climate and luxury hotels of Paphos attract both foreign tourists and Cypriot families from other parts of the island. There is enough space for everyone: there are many beautiful beaches in the vicinity of Paphos, including the coast of one of the most beautiful bays, Coral Bay, which is popular among vacationers. The resort is developing dynamically, including due to the fact that a modern international airport, the second most important in Cyprus, is located nearby.
Paphos has changed its location three times in its history. The first mention of the city dates back to the period of the Trojan War – then Paphos was on the coast. Over time, the city center moved to the nearby hills, as it was difficult to resist pirate raids due to its proximity to the sea. This is how the Panel Pathos (or Upper Pathos) was formed. Nowadays, the coastal Kato Paphos (Nizhny Paphos) is developing most actively. Today, these two cities have practically merged into one, and several villages have joined them. In Upper Paphos there are municipal and state institutions, the mayor's office and the central offices of large banks, while Lower Paphos is completely given over to tourists and is full of bars, restaurants, dance halls and shops.
There are many hotels of the highest level along the coast. In the near future, the region is planned to be transformed into a prestigious resort with many golf centers for respectable clients from Europe.
The first-class highways of Paphos and its surroundings, as well as the entire island as a whole, will appeal to any motorist who decides to spend a vacation here. It should also be noted that there is a good bus service: every 20 minutes in summer. A comfortable air–conditioned bus runs along the most popular route - from the central beach through the entire tourist area to Coral Bay.
Tourists are also attracted to the region by many romantic legends associated with Pathos: it is believed that the shore is not far from where the goddess of love and beauty Aphrodite came out of the foam of the sea. Her birthplace is called Petra tou Romiou and is only 15 minutes away. driving from Paphos. According to a legend that is very popular among vacationers, everyone who swims around a huge boulder located in the local bay acquires eternal youth and beauty.
In Paphos, excursions are also conducted to the famous Paphos mosaics (they were accidentally discovered by a local peasant in 1926 while digging the ground), the Tombs of kings and the Catacombs of St. Solomonia – all these ancient monuments are included in the UNESCO World Cultural Heritage catalog.

Water issue
Paphos has become one of the few settlements practically untouched by the water supply problem that the entire island has faced this year. While in other areas water was supplied to residents and tourists on schedule, there were practically no blackouts in Paphos. The Government of Cyprus assures that there should be no interruptions in the autumn, despite the shortage of water supplies in the island's dams.

Wild world
The proximity of Paphos to untouched forests and sea beaches can be called one of its indisputable advantages. The reserve, located on the Akamas Peninsula, has more than 50 species of orchids and unique varieties of olive and eucalyptus trees that are not found anywhere else in the world. This attracts scientists and wildlife enthusiasts from all over the world. Visitors are not left indifferent by the famous valley of the cedars and the beautiful beaches of the Lara Bay, where the turtles of the carriage-carriage sail to lay eggs in the warm sand. Anyone who spends one of the July nights on the seashore can watch the turtles get out of their eggs and crawl to the sea.

Infrastructure
It is no secret that the municipality of each seaside town tries to do everything possible to make it not only attractive to numerous tourists, but also – no less important – convenient for residents and foreigners buying local real estate. One of the significant steps in this direction was the reconstruction of the most popular part of Paphos Poseidonas Avenue – the embankment from the municipal beach to the street of the Apostle Paul. This is the busiest place in bustling Kato Paphos, where most of the shops, boutiques and entertainment venues are located.
Golf enthusiasts are already familiar with respectable clubs in Cyprus, the most popular of which are Tsada Golf Club and Secret Valley Golf Club, located in the vicinity of Paphos. The 18-hole course of Tsada Golf Club, the oldest golf center on the island, is currently being renovated: according to plans, it will become the center of the luxurious Minthis Hills resort, which is being created by Pafilia. The complex will include villas with 2-5 bedrooms and private plots, a club house, a tennis court and a wellness center. The project was announced in April, and construction is scheduled to be completed in 2015.
The Secret Valley Golf Club, also with an 18-hole course, which often hosts international championships, is very popular due to the beautiful landscape of the area. Not far from the club, Aristo Developers is currently building a complex of villas and townhouses.
The Government of Cyprus continues to rely on projects aimed at wealthy buyers. His immediate plans include the creation of three large yacht parking lots in Paphos, Larnaca and Ayia Napa. At the moment, a tender is being held for the construction of a marina in Paphos: the pier will be designed for 1000 seats, the complex will include restaurants, shops and an apartment complex. The marina will be located 10 km from the city in the town of Kissonegra, the cost of the project will be 220 million euros.

Construction in the suburbs
2-3-storey buildings prevail in the center of Paphos. There are not too many new apartment complexes here, and real estate prices are very reasonable. For example, the cost of a two-bedroom apartment in a new complex starts here from 200,000 euros. Similar prices are available in the secondary market of Paphos: apartments with two or three bedrooms in a house built 10-12 years ago in the central area can be purchased for 150,000 euros.
Land in the city is very expensive, and the construction of private houses in the center is very rare. It is in this regard that the largest local developers, such as Pafilia, Aristo Developers and Leptos Estates, offer investors a variety of projects in the suburbs, where you can buy both villas and apartments that are more spacious than in Paphos.
There are several picturesque villages in the vicinity of Paphos, where the resort real estate market is actively developing. Among them are Coral Bay with beautiful sandy beaches and spectacular sea views - private residences predominate in this area; the village of Kissonegra, where the grandiose construction of a yacht club will soon unfold, which will certainly increase the investment attractiveness of the area; the town of Peyia, located on a hill in such a way that residents can admire all the surroundings of Paphos.
Both houses and apartments are offered in the suburbs of Paphos, but the largest areas on the coastline here are given over to the construction of villas with small plots and mandatory private pools. At the same time, the walk from the house to the beach usually takes no more than 5-10 minutes. Prices for new two- to three-bedroom houses start from 350,000 euros, and for 650,000-700,000 you can buy a spacious villa with an adult garden, barbecue area and lagoon-type pool.
It should be noted that prices for similar properties can vary by half depending on where the house is located – next to the sea or at a distance from it.
The charm of Paphos is its history, legends associated with it, pristine nature and the gentle sea. Now we should add beautiful houses, luxury hotels, golf courses and tourist quarters to this. Foreign investors are welcome here, it is in them that the government sees the future of the region, and buying a home in Paphos will certainly meet the expectations of the owner.
