Balneological districts are the third of the "whales" on which the Bulgarian real estate market is based. The first two are sea and ski resorts. Currently, the potential of areas with thermal springs is far from being fully used, and balneotourism in the country is just beginning to develop.
At the beginning of our era, the largest mineral water and mud treatment centers in the Roman Empire were located on the territory of modern Bulgaria. Today, local thermal springs are much less known to vacationers than the sea and mountains, but judging by the revival of construction in areas with healing waters, they are going to regain their former glory.

Only in some mountainous areas, such as Sandanski, Velingrad and Hisarya, investors pay due attention to unique thermal resources. At the same time, Bulgaria, with its 800 mineral springs, has a lot to offer for the development of balneo and spa destinations.

The beginning of the beginning
The real estate market in Bulgarian balneocourts is just emerging. Currently, only single offers can be found, although experts expect a boom in the construction of such complexes in the next three to five years. Unlike ski and seaside resorts, balneological facilities can accommodate vacationers all year round.
Unfortunately, Bulgaria currently does not have the image of a country with developed balneological services. Sanatoriums from the time of socialism were renamed hospitals for rehabilitation, but they have not been practically modernized and now do not meet modern requirements – however, the demand for treatment that they could offer is huge. At the same time, resort villages with spa and wellness centers appear like mushrooms near old buildings, which, however, do not have qualified medical personnel.
The main difference between spa services and balneology is that spa centers serve mainly for relaxation and recovery of healthy people, whereas balneological procedures are aimed at rehabilitation and treatment.
The topic of safe treatment using natural remedies is becoming more and more popular in the world. In search of ecological ways to improve their health, people are ready to fly to the other side of the world. At the same time, Bulgaria has excellent opportunities in this area, although the country's balneoraions are practically not developed and not built up compared to the sea and ski resorts.
The Bulgarian Union for Balneology and Spa has developed a promising program for the development of medical tourism, according to which Bulgaria in five years should turn from a country where people come for affordable ski and beach holidays into an all-season tourist destination.

The power of water
Bulgaria's natural resources are unique. The mineral waters and therapeutic mud here are in no way inferior, for example, to the Karlovy Vary. Bulgaria ranks among the first places in the world in terms of the number, variety and healing properties of mineral springs located in approximately 100 districts. More than 40 of them have balneological complexes.
Depending on the composition of the water, they are divided into bicarbonate, chloride, sulfate, mixed, and radioactive. The most popular are radioactive, whose medicinal properties are associated with the decay of radon gas. Dissolved gas has a positive effect on the cardiovascular, nervous systems and respiratory tract. The highest radon content is in the source in Narechene, in the Rhodopes.
Bicarbonate waters come to the surface in the cities of Bankya, Vyrshets, Knyazhevo, are used in the treatment of heart and blood vessels, gastrointestinal, rheumatic diseases, diseases of the nervous system.
Sulphate waters (Hisarya, Gorna Banya, Banya (Charles district)) rheumatic diseases, diseases of the liver, gallbladder, kidneys, and metabolism are treated.
Hydrogen sulfide water (Kyustendil, Sapareva Bath, Sandanski) is used in the treatment of cardiovascular, nervous, gynecological diseases, heavy metal poisoning and rheumatism.
The salty mineral waters on the coast, like the sea water itself, help with diseases of the musculoskeletal system, rheumatism, arthritis, fractures.
There are waters with iron content in the Tarpaulin, they are recommended for poisoning and gastrointestinal diseases.

Velingrad
Velingrad is located 120 km southeast of Sofia, at an altitude of 800 m above sea level and is the largest resort with mineral springs in the country. The beauty of the Western Rhodopes, the variety of mineral waters and the mild climate attract more than 200,000 tourists here every year.
Velingrad spa club "Bor", according to the European Spa Association, is one of the twenty best facilities of this type in Europe. Bor was the first in Bulgaria to receive a quality certificate from the European Spa Association, which includes more than 1,200 spa centers from 22 European countries.
At the moment, the construction of the closed complexes "Sveti Spas I" and "Sveti Spas II" is being pumped next to the already operating five-star hotel, where apartments from 50 to 80 square meters are offered. m at a price from 1300 to 1400 euros per 1 sq. m. Owners and residents will be able to undergo all balneo and spa treatments, as well as climate therapy. Therapeutic programs are offered for the treatment of: degenerative and inflammatory joint, neurological, endocrine, respiratory ailments, traumatic diseases of the musculoskeletal system, etc. Anti-aging, toning and relaxing programs are also offered.
The property is fully managed, including rental services in the absence of owners with a guaranteed income. All apartments are rented with turnkey finishing, several fully furnished options are offered, including all necessary household appliances, at a cost of 5,000 euros.

Pomorie
The city of Pomorie (its ancient name is Anchialo) was founded on the Black Sea coast in the VI–V centuries BC as a Greek colony. Busy roads, active salt mining, viticulture, and fishing in the vicinity of the city ensured its continuous development for 25 centuries.
Pomorie is also a medical center. Sanatoriums and hospitals use both local therapeutic mud and mineral water. In 2007, the five-star Pomorie Balneocenter, becoming a pioneer in the Bulgarian medical tourism market, received the first award in the Building of the Year competition. The appearance of this complex has become an incentive for the development of the residential real estate market in the region, which is now being purchased both for their own recreation and for income from renting.
At the moment, apartments in new buildings are offered in Pomorie at a price from 800 to 1200 euros per 1 sq. m, and the cost is determined by the stage of construction and distance from the Pomorie balneological center. The cost of individual objects in closed complexes can reach 2500 euros per 1 sq. m.

Saints Constantine and Elena
The oldest resort on the Bulgarian Black Sea coast is located 9 km northeast of Varna. It is famous for its unique combination of mountain air, mineral waters and the sea. The construction of the resort began in 1908 near the monastery of Saints Constantine and Elena. Today, the average price of apartments in detached houses and gated complexes ranges from 800 to 2000 euros per 1 sq.m. m and is determined by the distance from the beach and the construction phase.

Albena
Albena is 30 km from Varna. A strip of beaches with a width of 150 m and a length of about 5 km smoothly descends to the sea. The sea is clear and clean, with a shallow bottom. The balneological center is open here all year round and offers excellent conditions for wellness tourism. Albena is owned by a joint-stock company, all new residential buildings are already used by the owners, so there are no real estate offers.

Sandanski
The city of Sandanski is located at the foot of Pirin Mountain, on the Sandanska Bystrica River, at an altitude of 224 m above sea level. The resort is known for its unique climate (with mild winters and hot summers) and healing mineral waters. The natural conditions here are ideal for the treatment of lung diseases, chronic rhinitis, sinusitis, neurological diseases, some renal and urological diseases, etc
. Real estate in the primary and secondary markets is offered at a price of 600 to 1800 euros per 1 sq. m. The upper price limit is quite high due to the interest that Greek citizens show in Sandanski.

Kyustendil
This famous balneological resort is located in the westernmost part of Bulgaria, at an altitude of 525 m, 22 km from the border with Macedonia. The cost of real estate varies from 450 to 800 euros per 1 sq. m. The supply of both new and secondary housing is high here, but prices are low due to the remoteness of the town and the deplorable condition of the spa facilities.

Hisar
The city of Hisar is located 167 km east of Sofia, next to the famous Rose Valley. The mineral water and mud of this spa resort treat diseases of the excretory system, liver, gallbladder, digestive system, etc. The number of properties that are offered for sale is limited. Average prices range from 500 to 800 euros per 1 sq. m.

The Bank
The balneotherapy resort of Bankia, just 17 km from Sofia, is of international importance and is a National rehabilitation center for patients with cardiovascular and concomitant diseases. In recent years, wealthy property buyers from both Bulgaria and other countries have increasingly begun to pay attention to the area. Basically, houses with plots worth from 150,000 to 300,000 euros are offered here. There are few apartments, their cost is 700-1200 euros per 1 sq. m.

Devin
Devin, located at an altitude of 710 m, in the heart of the Rhodope Mountains, is well known in Bulgaria as a balneological resort. There are single offers of apartments on the secondary market at a price of 500-650 euros per 1 sq. m.
