The coast of the Budva Riviera stretches along the Adriatic Sea for about 35 km, about 12 km of them are beaches. This famous resort area, located in the central part of the Montenegrin coast, has a pleasant Mediterranean climate with characteristic warm summers and mild winters. There are about 20 beaches and resorts such as Budva, Milocer, Petrovac, Przno, Becici, Rafailovici, as well as the well-known Sveti Stefan.

Almost all the beaches in this region are small-pebbled and pebbly and are mostly accessible to the public. The tourist season here lasts from May to October. Along the coast there are hotels, villas, apartment complexes for every taste and budget.

Housing here is more expensive than in other resort regions of the country, and is considered more prestigious. At the moment, real estate buyers prefer either objects that have fallen in price by 20-30% after the crisis, or are considering buying in new elite projects.

How to get there

Tivat International Airport is located a few kilometers from Budva. Regular flights departing from this airport connect Montenegro with Moscow, and charter flights - with St. Petersburg, Yekaterinburg, Samara, Perm, Nizhny Novgorod, Tyumen, Kiev, Kharkov, Odessa, Donetsk, Lviv, Minsk.

In the summer season of 2012, the daily number of flights from Russia to Montenegro reached 25, including flights to the airport in Podgorica, from which Budva can be reached in about an hour.

Real estate market

The boom in the market of real estate of the Budva Riviera began in the 2000s, when the high activity of Russian buyers in this region significantly raised the cost per square meter.

After the 2008 financial crisis, demand from Russians subsided, and overheated prices decreased by 20-30%. In the elite housing market of this Montenegrin region, prices before the crisis reached 6,000-10,000 euros per square meter, now luxury real estate can be bought for an average of 3,000-5,000 euros per square meter.In Budva and the surrounding area, the construction of many new housing projects is underway or is already being completed, as a rule, these are modern apartment complexes. Right now, supply prevails over demand in this market. By the end of 2012, the average cost of new housing in this region was 2,000 euros per square meter.

Russians are the leaders among foreigners in buying real estate on the Budva Riviera – they make about half of all housing purchase and sale transactions.

In Montenegro, in particular on the Budva Riviera, there is great potential for the development of the tourism sector – it is planned to build luxury hotels and golf courses.

The Montenegrin authorities plan to solve the problem of illegally constructed housing in this region in the near future and enable the owners to legalize such facilities.

Geography of the offer

The city of Budva, which is rightfully considered the tourist capital of Montenegro, is visited by more than 250,000 people annually. The city has its own well-equipped marina for small and medium-sized yachts. It is the fastest growing city on the Montenegrin coast, now home to about 14,000 people. Life in Budva is quite lively, there are many bars and clubs around. The beaches are crowded here in the summer season. In addition, various festivals and concerts with the participation of celebrities are held in the city.

One of the attractions of Budva is the Old Town, among the small streets of which there are many cafes, restaurants and shops. In the center of Budva, the cost per square meter starts from 2000-2500 euros, and in the suburbs – from 1500 euros. Many people rent apartments here. Budva has a well-developed infrastructure, so some people buy real estate here for permanent residence, not only Russians, but also residents of European countries.

One of the most picturesque Montenegrin beaches, Mogren, is located near the Old Town, and to the east is Slavyansky Beach – the longest beach in Montenegro (1.6 km). In addition, from here you can reach the beaches of the uninhabited island of Sveti Nikola in a few minutes by sea, and 5 km from Budva there is a large small-pebble beach of Yaz (1.2 km).

In a quieter resort Becici three kilometers from Budva there is a small pebble beach with a length of 2 km. A square meter of housing in this area costs from 1,700 euros. Not far from here is the Rafailovichi resort, which is characterized by a fairly dense development, the cost of real estate is about 2,300 euros per sq. m.

In the resort village It is a small apartment with an area of about 60 sq.m. m can be bought for 180,000 euros.

Cozy ancient city Petrovac, surrounded by coniferous groves, is distinguished by its unique Venetian atmosphere, it is located about 17 km from Budva. This quiet resort is suitable for a relaxing family holiday. In Petrovac, the average price in new buildings is 2500 euros per sq. m.

The elite resorts of Sveti Stefan and Milocher are located in one of the most picturesque and cozy corners of the Budva Riviera. Most of the beaches here are paid. Not far from here is the famous Royal Beach (paid). Offers rarely appear here, but they are bought quickly, despite the high cost – an average of 3,500 per sq. m.
