In the cities of the Bay of Kotor, it is almost impossible to meet tourists in swimming trunks and with beach towels: there is no large swimming area here, and a few small beaches – sometimes only a few tens of meters long – are safely hidden in the bends of the coast. The reason is simple: Thousands of yachts, from tiny to multi-storey, are bobbing along the shore. It is here that yacht captains and passengers of international cruise liners like to relax. Ships from Italy, Croatia, Greece, Spain, Turkey and even Ukraine enter the bay.
The most international, without a doubt, is the most popular tourist city of Kotor – a "piece of Italy" on Montenegrin soil. Luxury hotels, fish restaurants and Italian boutiques are concentrated here, mannequins in yacht uniforms look out of all the windows, and the smell of pizza wafts from bakeries. Tivat is not far behind him: this city boasts not only the recently opened marina for mega yachts Porto Montenegro, but also its own airport. There is also a yacht parking in Herceg Novi, a much less "hyped" city, but favorably close to Croatia. Spa and diving enthusiasts traditionally flock to Herceg Novi. Among buyers of real estate from Russia, of whom there is an absolute majority in Montenegro, the Bay of Kotor occupies the second most popular place after the Budva Riviera. On average, housing in the region is somewhat cheaper here, but this impression is created due to a sharper price spread in popular cities and provincial towns.
Transport accessibility
Tivat Airport, located next to the city of the same name, is one of the two international airports in Montenegro. Direct flights of Aeroflot, S7, Ural Airlines, Montenegro Airlines and Moskovia round-the-clock deliver Russians from Moscow to the Montenegrin coast. If desired, you can get to the Bay of Kotor by bus or car from the second international airport located near Podgorica - it will take about two hours. It is also not difficult for holders of a Croatian or Schengen visa to get to their destination from the Croatian airport of Dubrovnik: it is only 30 km away from Herceg Novi.
Regular buses run along the entire coast, Kotor Bay is well connected with the ancient city of Cetinje, and the capital – Podgorica. It is easiest to start trips inland from these cities.
As for moving within the bay itself, there is no need to go around it in a circle once again: a ferry runs between the settlements of Lepetane and Kamenari, allowing you to "cut" 40 km of the way.
Real estate market
Not the most affordable prices (compared to the rest of the coast) in the popular cities of the Bay of Kotor will be noticed not only by an idle tourist, but also by a real estate buyer. If rental rates here directly depend on the season, then the cost of buying a home is consistently high, especially since the Russians have noticed the Montenegrin real estate . Low-price housing is mainly represented by secondary apartments in panel houses of socialist construction costing about ˆ1.3-1.5 thousand per square meter. Such properties can be found in Sveti Vrach, Herceg Novi, Risan and Tivat. The average price level for more "fresh" and high–quality secondary housing is ˆ1.7-2.5 thousand, depending on the location, the view from the windows, etc. Approximately the same price level for new buildings. The cost of luxury real estate starts from ˆ 3 thousand per sq. m . The excitement on the part of our compatriots arose at the end of 2007-2008, when housing meeting modern European standards began to be massively built in Montenegro. Since then, the Russians have literally bought up the coast, and because of the mountains that come close to the sea, there is practically no way to expand it inland. For example, in New housing is no longer being built, and prices for existing ones due to the lack of healthy competition in the urban market may amount to ˆ5 thousand per sq. m. Nevertheless, the development of the coast continues, mainly capturing the suburbs. Due to the constant compaction, old houses are often adjacent to luxurious modern real estate. Along with Perast, one of the most expensive cities in the bay is Kotor. It also suffers from the problem of lack of space, so buyers have to settle for either secondary housing within the city, or primary housing outside it. In the first case, inexpensive studio apartments are on the market, with the purchase of which you can keep within ˆ 60 thousand. In the second case, you can purchase a house or villa, the cost of which ranges from ˆ 300 thousand to several million. Also, buyers are offered apartments in the new complexes of neighboring Dobroty, Lyuta, Orakhovets. In the latter, almost the only townhouse complex to date is being built – Green Hill. The popularity of such places as Drazhin Vrt and Morin is growing, new modern premium complexes are appearing everywhere. The cheapest secondary apartments (ˆ1.3-1.5 thousand) in the suburbs of Kotor can be found in the Holy Doctor. Those who want to admire the views of Perast and the islands have the opportunity to purchase real estate in Koshtanica, where two villages with villas and apartments are being built - Kostanjica Bay and Boka Gardens. Real estate in Tivat is generally inexpensive. The average cost in the city is 1 sq. m. m is ˆ2 thousand, but most of the offers are secondary real estate in panel houses worth ˆ1.3–1.5 thousand per sq. m. The most expensive offers on the Tivat real estate market are located in the Porte Montenegro complex: the cost of a square here reaches ˆ9 thousand. At the same time, the prestige of the place is not affected by the lack of beaches – traditionally one of the most important criteria for the success of a resort town. Real estate Herceg Novi at a similar average cost does not show such a significant price spread. From inexpensive housing, it is also possible to purchase secondary apartments in panel houses. In addition, in the suburbs of Herceg Novi - Zelenika and Bijela – you can buy the cheapest housing in new buildings, ˆ1.5-1.7 thousand per sq.m. And in the settlements Genovichi and Kumbor there is, in addition to new buildings, high-quality secondary housing, it was built only 5-7 years ago. First of all, in the Bay of Kotor, as in the rest of Montenegro, they buy housing "for themselves". Mainly primary market facilities are popular: apartments in modern complexes, townhouses and villas, demand for construction sites is growing. Statistics show that real estate buyers are more prudent than a few years earlier: the number of transactions increased in 2013, despite the fact that their volume in monetary terms decreased. The option of buying real estate for the purpose of renting it out is rarely considered: it is profitable to rent a house only during the tourist season, but most use this time, personally relaxing in their Montenegrin home. However, there is a place in Boka where it is possible to rent all year round – this is Igalo, where the Igalo Institute is located – the largest medical and preventive institution in Montenegro. The number of investors investing in real estate at the construction stage for the purpose of further resale is actively growing. Self-construction on the acquired site is also becoming increasingly popular. Antonina Hirnaya for HomesOverseas.ru
