An overview of the real estate market of Benidorm

Benidorm is significantly different from other resorts in Spain, above all, its high-rise buildings, wide beaches and active nightlife. In addition, Benidorm is the tourist centre of the Costa Blanca.

Benidorm is located in the province of Valencia, on the Costa Blanca, 40 km northeast of the city of Alicante. This city is notable for its height – the average number of floors is noticeably higher compared to its nearest neighbors.

Benidorm is the second destination after Ibiza among lovers of nightlife. Here you can find clubs, casinos, music hall shows, bars and restaurants. It takes only 30-40 minutes by car to Denia, from where a high-speed ferry runs to Ibiza.

There are about 140 hotels in Benidorm, the Terra Mitica amusement park dedicated to the peoples of the Mediterranean, the Terra Natura Nature Reserve, and the large Aqualandia Benidorm water park.

In the summer season, the population density increases greatly, which affects the number of vacationers on the central beaches. The situation is saved by wide sandy, well-groomed beaches, comfortable even for a large number of tourists. The total length of the beaches is about 6 km.

The main buyers of Benidorm real estate are Europeans of retirement age who purchase apartments for permanent residence. Many Madridans also have holiday apartments here.

Benidorm has a well-developed urban infrastructure. In addition to grocery stores, the Merkadona supermarket chain is located throughout the city. The transport network is also well developed – you can get to any point of the city by bus (the fare is 1.5 euros).

Costa Blanca has the most favorable climatic conditions in the country. It is sunny here more than 320 days a year. In the summer season, the average temperature is about 30 °C, in winter – 10-15 °C. The swimming season is usually open from June to September.
Despite the extremely high saturation of beaches with tourists in the summer season, the coastal territory of Benidorm is characterized by high standards of cleanliness and environmental friendliness. Benidorm is the winner of the prestigious international Blue Flag Award, awarded for high water quality and bathing suitability.

The two main beaches of Benidorm are Levante and Poniente. Levante is located in the eastern part of Benidorm. It is adjacent to the most active tourist part of the city, where most of the hotels and tourist residential complexes are located. Poniente is a less densely built–up part of the city, which is preferred by locals. It is home to Europe's tallest Gran Bali Hotel with a height of 50 floors and a 200-meter In Tempo tower, which after completion will become the tallest building in the EU.

As in any other major tourist center, the peak activity of urban life here falls during the summer season. In winter, Benidorm turns into a quiet, empty city, more suitable for pensioners.

Benidorm is not very close to international airports. The nearest airport is located in Alicante, 40 km from the city, the road takes about 40 minutes.

Market dynamics

In the period from 1996 to 2007, the maximum increase in real estate prices was observed on the Mediterranean coast of Spain. The average growth over this period was 250%. Valencia is the second most popular region among foreign buyers of real estate (35.02% of the total number of purchases of real estate by foreigners).

During the crisis, as throughout Spain, the Benidorm market experienced a sharp drop in demand and lower prices. However, recently on Costa Blanca, especially in Benidorm, has seen a significant increase in the number of foreign buyers. Over the past four years, the number of purchases of real estate units by foreigners in Benidorm has almost tripled. According to the latest data from the land registry, the share of real estate purchases by foreigners in Benidorm is 11.2%.

Due to the high demand from foreign buyers, the real estate market has recently begun to recover in Benidorm.

Prices

There are practically no villas in the city, due to the high built-up area of high-rise buildings.The main type of offer is apartments. Prices in Benidorm are on average higher than in Alicante. Today, studios can be found at a price of 50,000 euros, single apartments from 70,000 euros, for 2-3 bedrooms – from 80,000 euros. High–quality apartments on the secondary market cost from 100,000 euros, on the primary market - from 140,000 euros.

There is a decrease in prices compared to previous years. Townhouses in the Colonia madrid area cost from 160,000 euros, houses in the Cala de Benidorm, Poniente and Rincon de loix areas cost from 300,000–400,000 euros. In Cala de Benidorm, apartment prices are lower on average. Villas in Benidorm are expensive as the offer is limited. Basically, these are luxury properties with a unique location.
