Most of the country belongs to Asia, but there is also a territory that is part of the European continent. The capital of Kazakhstan, Nur-Sultan, which bore the name Astana until the spring of this year, still has a population smaller (over 1 million people) than in Alma-Ata (about 2 million people), which, in turn, was the main city of the country until 1997 year. Such a redistribution of the "regalia" of cities allowed Kazakhstan not to overload both cities, and, thus, quite harmoniously resettled the inhabitants of the country across its territory. About 80% of Kazakhs live here, but the Russian diaspora is also quite actively represented - at least 15% of the total number of residents of Kazakhstan. In addition, most Kazakhs speak Russian, which greatly simplifies the stay of Russian-speaking tourists and residents in the country.
The natural data of the country are rich not only in steppe landscapes, but also in mountain heights with lakes and rivers. Climatic indicators, due to their sharply continental features, are suitable for those who love hot summers and cold winters. As you know, the country is rich in oil - about 3.2% of the world reserves of "black gold" are located here.
Real estate market in Kazakhstan
At the moment, the housing market in Kazakhstan is flourishing, despite the fact that the political situation has changed in connection with the departure from the presidency of Nursultan Nazarbayev. Experts did not expect such a turn of events, as analysts predicted a rapid decline in sales and prices. True, this rise is also due to the coincidence of the departure of the long-term president (Nazarbayev headed the country for 30 years) with the opening of the season, which begins at the end of February.
Secondary housing prices remained practically unchanged, and in the primary market, many developers have lowered housing prices by about 10%. The current situation is expected to last until the end of May, after which, most likely, prices will rise again to the level recorded at the beginning of the year. Specialists of the local real estate market also note a difficult period that began in mid-2018, when the national currency of Kazakhstan, the tenge, fell in price against the dollar and local residents simply began to lack funds - since 50% of housing units are still sold unofficially and are pegged to the dollar exchange rate.
Today, the average cost of housing in the primary and secondary market is about $ 1,000 (380,000 tenge). The most expensive real estate at the moment is sold in Almaty and Nur-Sultan (Astana), which are not only the most densely populated, but both are the most important financial centers.
Upper and lower Almaty
Alma-Ata is divided into the upper part, which is closest to the mountains (regions of Medeusky, Bostandyk and the upper part of the Almalinsky region) and the lower (Turksib, Zhetysuisky and Alatau regions). In the upper part, prices are always higher, since the business center of the city is located there, the air is definitely cleaner - due to its proximity to the mountains, and the infrastructure is much better developed. Due to these factors, the "top" of Almaty is an elite part, so here all those who can afford it try to buy real estate. The lower part of the city can be called an industrial zone, therefore, prices in these parts are lower.
Nur-Sultan (Astana)
If Alma-Ata is divided into upper and lower, then Nur-Sultan is differentiated into the right bank and the left bank. The right coast mainly possesses old buildings of the Soviet era and also has industrial zones on its territory.On the left bank, for the most part, new buildings have been erected - they began to appear at the moment when Nur-Sultan (Astana) became the capital of the country. All government departments and business centers are now located here. Residential complexes are sometimes projects of the future in terms of video and the number of services that modern multifunctional residential complexes provide.
Foreigners in Kazakhstan
So far, there are very few foreign buyers of real estate in Kazakhstan - no more than 1%. Most of them prefer one-room or two-room apartments in business centers. Such low statistics are primarily due to the fact that foreigners come to the country mainly for work and most often rent apartments, including Russians.
For an amount of 10-12 million rubles, which in local currency will amount to 59-70 million tenge, you can buy a 3-room apartment with an area of about 100 square meters with a designer renovation in the upper part of Almaty in a business-class residential complex ... On the left bank of Nur-Sultan, a similar object can be purchased for the indicated amount. If we talk about buying cheaper, for example, in the amount of $ 100,000 (38 million tenge), then in both capitals it is possible to find a good apartment in a residential complex of the "comfort" level.
Investment potential
Foreign investors who want to invest in real estate in Kazakhstan should expect a high rental yield of about 8-10% per year of the cost of the acquired housing. The housing market continues, albeit in small steps, but actively grow. Therefore, local real estate can be viewed not only from the point of view of investment, but also as the purchase of housing for yourself.
For example, Alma-Ata is one of the financial centers of the CIS, and therefore a good specialist here always has the opportunity to find a good high-paying job. Local taxes are not high, there are still few restrictions for foreigners - the only thing that non-residents of Kazakhstan cannot do so far is to buy land.
