The region is located in the southernmost part of the Apennine Peninsula in the "toe of the Italian boot" region. Due to this location, Calabria is washed by several seas: from the west - the Tyrrhenian, from the east - the Ionian, from the northeast - the Gulf of Taranto, and from the southwest it is separated from Sicily by the Strait of Messina. This geographical position makes it easy to get not only to any part of Italy, but also to other countries, I actively use not only air and rail links, but also sea navigation.
Calabria is a new European trend
For several decades, Calabria has been associated with resort real estate in Italy. But if you look closely at the region, you can see that this is a unique place that is worthy not only for a vacation, but also for permanent residence. The many advantages of southern Italy have long been appreciated by Europeans: they actively purchase real estate here, spend vacations and often stay to live forever. The location and ecology of the region, climatic conditions contribute to the high development of tourism in the region.
Calabria has a lot to offer, from very inexpensive deals in Scalea to upscale resorts on the Costa delhi Dei ("Coast of the Gods"). The beaches of Tropea and Capo Vaticano consistently occupy high positions in the ratings of the best beaches in Italy and Europe. For example, this year, Tropea Beach has been voted on TripAdvisor by numerous travelers as one of the best in the country. And according to official figures, this beach is also among the top 10 best beaches in Italy. In addition, many of Calabria's beaches have been voted the most suitable and safe for children this year, along with Tuscany, Sicily and Sardinia.
The most demanded regions of Calabria
Calabria is the Italian region with the lowest apartment prices. The average cost per square meter is only 900 euros - this figure, for example, is 64% lower than the average prices in Liguria.
Calabria is divided into five provinces: Catanzaro, Cosenza, Crotone, Reggio Calabria and Vibo Valentia. The main cities in which Russian buyers buy real estate are Scalea, Pizzo, Zambrone, Tropea and Staletti.
Currently, the province of Cosenza has the largest number of real estate advertisements (41%, of which 17,035 properties are for sale and 2,576 are for rent), and the most active in relative terms is the province of Catanzaro, with 32 advertisements per 1000 inhabitants). In provincial capitals, sales are on average higher than in the rest. The average price of apartments in different cities of the region is approximately the same, and about half of the municipalities have housing prices that range from 850 to 1000 euros per square meter.
Scalea - the most affordable real estate in Italy
Scalea, which is located on the Tyrrhenian coast in the province of Cosenza, is the most affordable city for buying real estate not only in Calabria, but throughout Italy. Now here you can buy apartments on the secondary market from 20,000 to 40,000 euros. The average cost per square meter is usually 500 euros. Real estate prices in Scalea plummeted at the time, as the market was heavily oversaturated with inexpensive offers.
Expensive accommodation in Calabria
The towns of Pizzo, Zambrone and Tropea, located on the Tyrrhenian coast in the province of Vibo Valentia, have some of the highest property prices in the region. And this is not without reason, because these cities are popular tourist destinations: the majority of holidaymakers from around the world visit these cities when they decide to spend their holidays in Calabria. The cost per square meter here is 1500-2000 euros. Residential real estate in Staletti on the Ionian coast in the province of Catanzaro, where the average cost per square meter is 1000 euros, is also in great demand.
At the moment, there is an active spot construction on the elite coast of Calabria Costa delhi Dei, where there have been no strong price fluctuations over the past ten years, but in the past three years there has been an increase in land prices and an increase in rental rates. Now two-bedroom apartments near the sea are rented at a price of 800 euros per week.
How to get from Moscow to Calabria
Every year, new hotels are being built in Calabria (for example, this year the operator TUI has invested in two new hotels in Tropea), residential complexes, as a result of which there has been an increase in the number of flights from European cities. Last year there were only two charters from Moscow to Lamezia Terme, and this year there are already four. It is this option that is the most convenient and budgetary when you need to get to Calabria from Moscow with a direct flight.
You can also fly to Calabria with one transfer from the Moscow Vnukovo airport with the Pobeda airline to the Orio al Serio airport in Bergamo, from where by the Irish low-cost Ryanair fly to the Lamezia Terme airport. There is another option with one transfer: regular flights of Aeroflot and Alitalia airlines fly from Moscow Sheremetyevo to Fiumicino airport in Rome, where they transfer to a flight to the already familiar Lamezia Terme airport. However, many Russian owners of residential real estate in Calabria prefer to get from Russia to their Italian possessions in their cars: the distance from Moscow to Lamezia Terme is 3,600 km.
Life in Calabria
Of course, it must be borne in mind that in the Calabria region, many processes are always a little slower than in others, since it is originally an agricultural part of Italy, where there is no industry. But thanks to this, untouched nature, impeccable ecology have been preserved here, there are still wild beaches, numerous green groves, gardens, delicious vegetables and fruits, fresh seafood and that special measured rhythm of life, which Italians call la dolce vita.
The cost of living in Calabria is estimated to be significantly lower than in northern Italy: the same cappuccino in local pastry shops, bars and cafes is two, and sometimes three times cheaper. Also in Calabria, the rate on taxes, maintenance and bills is lower, so by purchasing real estate here, you can not only significantly save on buying it, but also with daily, monthly and annual expenses, and the guarantees and quality level will be exactly the same as in the north of Italy.
Calabria is the ideal destination for a family holiday on the beaches of the cleanest sea area in Italy. The region is remote from the main cities of Italy - Rome, Florence and Milan - due to which prices for local housing are significantly lower than in other parts of the country, but if you wish, it will not be difficult to get to the strategic centers of Italy. About ten years ago, it was believed that the infrastructure of Calabria was poorly developed, but this situation is changing and now the infrastructure of the region is actively developing. Highways, large shopping centers and much more are active, and just a decade ago, there was not even a taxi at Lamezia Terme International Airport. Now the entire infrastructure of Calabria is consistent with most of the famous resorts in Europe.
