Speaking about the offers on Sveti Vlas, it is impossible not to mention the marina of the Dinevi Resort, telling about the surroundings of Varna – the Port Palace apartment complex. Residential projects with the possibility of using a berth often become iconic for a particular resort.
In the south of the Black Sea coast – in Nessebar, Sozopol, Tsarevo and Akhtopol, it is planned to build new marinas and expand existing berths. According to Alexey Zhuravel, managing director of the real estate agency "R.K.", more than ten complexes with yacht parking lots are planned to be built on the Bulgarian coast in the coming years. "Some of the projects are already being implemented, others are under development, but if all of them are completed, then in a few years all the major sea resorts of the country will have their own parking lots for yachts," the expert predicts.
The reason for the attention of developers and buyers to marinas is the gradual growth of the status of Bulgarian resorts, which over time began to be chosen by more affluent vacationers, as well as interest in real estate in complexes including marinas. Buying an object in such a project is considered a win-win investment.
The usual functionality of the marina includes a water depth of at least 3 m near the pier, facilities for lifting and lowering the vessel, electricity, the availability of fresh water, the ability to refuel, continuous listening to the VHF channel, round-the-clock security. Naturally, there are restaurants, places to relax, beaches and shops nearby.
The real estate that is offered near the marinas is very diverse: these are apartments, penthouses in luxury apartment hotels, and individual villas. Despite the fact that such complexes are usually located near the water and offer high-quality housing, the cost of the objects reaches 500,000 euros.
Aheloy Bay
One of the completed projects with its own yacht marina is the Marina Cape apartment complex in the village of Akheloy, a 15-minute drive from Burgas Airport, a little south of Sunny Beach. This unique gated complex occupies about 4 hectares, consists of four parts – "Yacht Club", "Bay", "Tower" and "Lighthouse" – and includes 650 apartments. The buildings of the Yacht Club are located in the shape of the letter S, so from the windows of each apartment you can admire the sea view, also this layout provides a sense of comfort and privacy in the courtyards. There is also a bar and a large swimming pool, where professional tutors and instructors look after the children. Each apartment has a terrace or balcony, the residences on the ground floor have small private gardens.
The second zone "Bay" is a small 56-apartment building on the shore of the bay, where the main thing is a sense of comfort and privacy. The third zone "Tower" got its name thanks to the clock tower. The house is located near the marina and close to the sea, although the sea view may be limited. Administrative services are also located here, as well as a significant part of the infrastructure of the complex – leisure and entertainment centers, shops. Zone four – "Lighthouse" is a long and narrow building with spacious and sunny apartments overlooking the sea.
Balchik Bay
Zoltan Litkovsky, director of the RBStroy company, notes the Marina City project, which is located in the north, 30 km from Varna, in the center of the developing resort town of Balchik. The complex was commissioned in 2007, but even now there is an opportunity to purchase apartments and commercial space.
The residential part, which is located directly on the embankment, is designed for 135 residences – from studios to three-bedroom apartments, from the windows of which there is a view of the 160-seat yacht parking, the sea and the mountains. Marina City has a rich infrastructure: a swimming pool, a shopping gallery with fifty shops, including a pharmacy and souvenir shops, bars, two restaurants, beauty salons, sports grounds. Not far from Balchik there are several golf courses, it is planned to create a 3-kilometer entertainment line that will connect the project with the large resort town of Albena, where there are luxurious beaches and a variety of opportunities for a rich holiday.
The cost of available apartments is from 100,000 euros, furniture is provided for a fee of up to 10,000 euros. Owners can use the services of a management company, the rental income will be about 5% of the cost of the object per year.
Nessebar Bay
The resort of Sveti Vlas claims to be an exclusive and expensive destination for Bulgaria. It was here, in the northern part of the Nessebar Bay, that the construction and investment holding Dinevi Group built a yacht marina, expanding the beach that existed before.
Marina Dinevi pier is located south of the city of Sveti Vlas and thanks to the landscape, as noted by Martin Yanev, director of Laguna Tours, a company cooperating with Dinevi Group, is completely protected from the wind.
Marina Dinevi has become the first berth in Bulgaria with a capacity of about 300 yachts, 50 of which can have a length of more than 25 m. Each place is equipped with digital television, Internet, there is a possibility of refueling and everything necessary for the operation and maintenance of the vessel.
The marina has a service center, a 40-ton crane for launching yachts, a spare parts and equipment store, navigation training is conducted, if desired, you can hire staff, rent pleasure boats and jet skis.
There are all conditions for outdoor enthusiasts to go diving and sailing. The safety and tranquility of visitors, the quality of services offered and concern for the environment are priorities for the management of Marina Dinevi. The marina was designed in accordance with the principle of caring for the environment and was awarded an international award – the Blue Flag. In 2005 Marina was awarded the Bentley Award as the best in Bulgaria.
Every year, business and sports entertainment events are held here, including the Marina Dinevi yacht exhibition, the Evolution Cup international regatta, and the Port of Burgas regatta stage. Last summer, more than 20 luxury motor and sailing vessels gathered at Marina Dinevi for the first of its kind "Yacht Parade" and made a circle along the route Sunny Beach – Nessebar and back; the 340-meter flotilla was headed by the yacht of the Dinev brothers – the founders of the Dinevi Group.
"In the immediate vicinity of the marina," says Martin Yanev, "there is a large resort Dinevi Resort, which includes almost 30 residential complexes operating all year round, with a total of 2,500 seats, with four– and five–star apartments and hotels included in the catalogs of tour operators around the world." The resort is characterized by traditional Bulgarian architecture, refined interiors, landscape design, abundance of greenery and a variety of services.
The complexes are located close to each other on the first, second and third lines in the village of Sveti Vlas, known among vacationers for crystal clear air and magnificent sandy beaches. The complexes included in Dinevi Resort, including "Caprice", "Arena", "Dolce vita", "Mill", "Riviera" and others, are managed by one company, representing a single club-type network. The resort is constantly expanding, and it is obvious that its popularity will grow due to its advantageous location, a variety of services and the presence of a marina.
At the resort, buyers are offered one– to three-bedroom apartments with an area of about 65 and 85 sq. m. m, respectively, and studios with an area of 35 sq. m. On the third and second lines, the price will be 1500-1700 euros per 1 sq. m (complexes "Caprice", "Lazur"), on the first line – 1800-4000 euros per 1 sq. m (complex "Arena"). The apartments are finished and equipped, the cost of a set of furniture starts from 5000 euros, the fee for the maintenance of the complex is about 450 euros per year.
