To legally reside in Italy must obtain a visa type D, which gives the right of free stay in Italy a foreign citizen who can provide for themselves without working in Italy.
For obtaining a visa type D, which gives the right of residence, the applicant needs to have:
- Accommodation: house, apartment (leased or owned) in Italy.
- Sufficient funds to live without working. Such means can be any legal income (including pension funds, deposits, rents, income from shares, profits from entrepreneurial activities, as well as any other type of income that is not wages). If the applicant wants to stay in accommodation in Italy with his family, his income should be sufficient to stay in Italy for all family members (Decree on Visas from 11th may 2011 the Ministry of Foreign Affairs of the Italian Republic);
Sufficient funds is the amount of three times the amount required for a temporary stay for a period of 1 year. The amount fixed by the decree dated 1st March 2000, Annex a, of the Ministry of Internal Affairs and is not less than 31.000,00ˆ (Thirty one thousand Euro) (the rate of the annual minimum 10.070,35ˆ + 206,58ˆ = 10.276,93 x 3 = 30.830,89, rounding, received 31.000,00ˆ);
If the type D visa is requested for a spouse, the minimum amount should be increased by 20% for each child the amount should be increased by 5%;
The application for a type D visa shall be submitted to the Italian Embassy or Consulate in the country of the applicant.
After obtaining a visa type D, the applicant must request a residence permit (permit) at the police station in Italy within 8 days from the moment of crossing the Italian border.
The type D visa is issued for 1 year and is renewable annually, provided that the financial situation of the applicant remains unchanged. Under paragraph 9, letter F, Law 91/1992, after 10 years of residence, provided that all the laws are fulfilled, the resident has the right to request Italian ãðàæäàíñòâî1.
You must also bear in mind that living in Italy must be actual. Italian police will monitor the stay of the resident at the specified address. If during a police check the owner of the visa type D is not detected at home and are not able to present proof of the absence for valid reasons, this may affect the renewal of a visa type D. (Inspections are usually carried out in the first months after arrival in Italy. As soon as the resident is noted in the Council Residence and authenticated by the police, he no longer has to expect a new check).

Hello Svetlana,
Unfortunately by itself, the purchase of a home with land or without is not a sufficient condition for obtaining a visa D.
To obtain the visa for long-stay/residence in Italy you need to have the following details
1. Place of residence (house or apartment, owned or rented)
2. Funds, which should be enough to live in Italy without working.
This can be any legitimate income: pension contributions, income from rental real estate, profit from entrepreneurial activities, etc. This type of visa does not confer the right to work.
There is another option, to buy property and register it in Italy company. But this should actually work. You need to show that from the company is income. This path is longer and harder but it gives you an opportunity to do business and reside permanently in Italy. Here in Moscow there are excellent specialists, who can advise you on all visa issues. Together we can choose the most appropriate and optimal way. Write on e-mail.
Sincerely, Jeannette

ITALY. The rights of foreign buyers
I want to rent a residential apartment in Italy with the right of compulsory purchase after 3 years. Is such a scheme for the purchase of residential real estate in Italy legally fixed and working, and what risks and problems may arise for the buyer? I currently have temporary protection status in Germany. Thank you.

Good afternoon, tell me. I am Belarusian, but I live in Poland. And I have Polish documents. If I buy an apartment, can I come and live there for a few months, for example? Do I need a residence permit for this?
