Please explain: when buying an apartment in Vilnius, does ownership transfer to a Russian buyer, or are there government restrictions? Why do they say that it is better to buy for a company rather than for an individual?

On May 3, 2023, a law came into force prohibiting Russian citizens and legal entities established or controlled by them from purchasing real estate in Lithuania. Exceptions are provided for Russians who have a temporary or permanent residence permit (residence permit or permanent residence) in Lithuania, as well as for cases of inheritance of property.
Thus, if a Russian buyer does not have a residence permit or permanent residence in Lithuania, he cannot register ownership of real estate in the country.
Some foreign citizens use the practice of acquiring real estate through companies registered in Lithuania if the property is sold together with the land, since only citizens or legal entities of Lithuania and EU countries have the right to purchase land in Lithuania.

Good afternoon. My husband's aunt died in Lithuania, and he has a will for an apartment. How to apply for inheritance, how to enter into the right of inheritance if Lithuania does not open a visa? Is it possible to apply for a residence permit after buying an apartment (90k euros) in Lithuania for a couple in which one spouse is already retired? We live in Israel ourselves.
