Good afternoon, Oleg, as a rule, in Germany you need to decide before purchasing an apartment for what purpose you are buying it - for investment, i.e. income or for own residence. If for income, you have to buy an apartment with tenants, i.e. leased, as a rule, it is very difficult to evict tenants. And if for living, then it is worth buying an apartment without tenants, usually such apartments are a bit more expensive.
