Depending on the location of the apartment, the usual notarized power of attorney in Russian is allowed, which is then translated into Bulgarian here in Bulgaria. Since the apartment was purchased not in marriage, documents are not needed from the wife, but the marriage certificate is also better to prepare. You will also need an additional three declarations from it.
Samples of all documents, including power of attorney (there are nuances), ask your broker or lawyer who will conduct the transaction.
Since the declarations are valid until the end of the year, I recommend preparing a package of documents when there is already a buyer.
