We advise our clients to register a legal entity. a person in Spain and on it register the acquisition of real estate. Thus avoiding excessive tax payments.
An investor residence permit is granted upon purchase of more than 500,000 euros of own funds. If the company has two co-founders. then the amount doubles, three triples, etc.
It is also possible to obtain a residence permit without the right to work (Visado de Residencia no Lucrativa (residencia temporal) is given when buying a home for any amount, or when renting a house for a long period (from two years), and upon confirmation of the applicant's income at the rate of 400% IPREM ( approximately 28,000 Euros according to 2019, for each family member - 7,000 Euros.) But under the conditions of this residence permit you must be in Spain 183 days a year. If this is not possible, it is easier to get a long-term visa.
