Residence permit in Hungary is regulated by the provisions of Law II. 2007 "On the entry and stay of third-country nationals in Hungary". According to the provisions of this law, the main criterion for a residence permit (which is divided into types) is documentary evidence of the grounds for your stay in Hungary FOR MORE THAN 90 DAYS IN A PERIOD of 180 days (staying more than 90 days in any period of 180 days is one of the requirements of the law for subsequent renewal of residence permit). Real estate can be rented, but then you need to show more financial savings and income, since rent is usually more expensive than maintaining your own real estate. It is also necessary to have valid insurance for the entire period of stay in Hungary (please note that travel insurance is not suitable, because they just cover a stay of no more than 90 days in half a year). If you cannot show the reasons for staying more than 90 days in half a year, then you will be offered (and what is much more expedient) a tourist visa type C. However, at the moment, due to the epidemiological situation, the issuance of such visas has been suspended. If you have grounds and the Hungarian Immigration Service allows you to issue a residence permit, then your legal spouse may apply for a residence permit for the purpose of family living together on the basis of your residence permit (if further legal requirements are met). Unfortunately, you misunderstood - all this is necessary, but far from enough! The most important thing is to prove to the authorities with a written document the reason why you need to live in Hungary and what is the interest of the Hungarian state in your residence in the country. the decision of the authorities to obtain a residence permit is purely individual, there are no automatisms.
