In the Lustica Bay complex, the costs are as follows:
- electricity and water according to the meter - 0.10 eur / kWh electricity and 2.08 eur / m3 water. The invoices are paid every 6 months so that the bank commissions due to payments from abroad by our owners are less.
- maintenance about 55-59 euros / m2 per year. Invoices are calculated at the end of each year based on actual service costs. An estimate of these costs is given at the beginning of the year. Once a year, tenants meet and resolve various issues at a homeowner's meeting. If, for example, they agree to change the company that provides landscape services to some other company whose services are cheaper, then the service price will decrease, and so on.
- the annual property tax in the municipality of Tivat is 0.56% of the assessed value of the property. There is a possibility that this tax will be reduced to 0.30% for the owners of Lustica Bay real estate, as our company demanded that the municipality of Tivat reduce the tax and the government of Montenegro owns 10% of the shares of Lustica Development.
