Good day. The property is framed in shares. Is IRNR tax calculated on a per-member basis? Or is it calculated as a lump sum and then divided in proportion to the shares? I want to understand, if you give up your share in the property, will the IRNR tax decrease?

Maria, good evening. Yes, the tax is calculated for each owner separately. Cancellation of your share in real estate will entail payment of income tax on the sale for you, and additional costs for the buyer in the form of 10% of the sale amount. After the re-registration of real estate, the tax itself will not be debited from you, but it will not decrease and other owners will pay it based on the cadastral value and certain coefficients.
If you are the owner of real estate in Spain and you are not a tax resident in Spain you must pay this tax. If you have lived in Spain for more than 183 days, then you do not pay this tax. The amount of this tax is not large (in comparison with the cost of leaving the property), especially if you only have a share of the property and it is not rented out.
