Yes, you can get a residence permit, including when buying several objects worth 500,000 euros. Both in Spain and in Portugal.

Good afternoon, dear Madina,

The law on residence permits in exchange for 500,000 investments is now in the upper house of parliament Senate. It is expected to be released in October.
By what has been published so far, we understand that it will be a total investment of 500,000 € for one or several objects, but less credits and mortgages. That is, as they say, investing live money in 500.000 €. It is not yet clear whether the tax is included in this cost and notarial registration.

Visas for residence for citizens of countries not belonging to the European Community
In continuation of our report, published in June, we inform that the Spanish Government has adopted the Draft Law on Entrepreneurship, designed to stimulate foreign investment in various areas of the Spanish economy, as well as the development of entrepreneurial projects in Spain, among other purposes. The Law on Entrepreneurship was adopted on September 19 at the plenary session of the Spanish Parliament.
This law has not yet been published in the official press. At the last meeting of the DOM3 Association of Marbella, of which our firm is a member, we were informed that through the contacts of this association in the Spanish Government it became known about the imminent publication of the Law and its entry into force already from the end of September.
If you are not a resident of the European Community and are considering investing in Spain, then you need to take into consideration this law and the benefits that you can take advantage of.
One of the sections of this law is devoted to the procedure for applying for a Visa for a residence for up to one year for those who buy property for a total amount exceeding 500,000 euros. The law also provides that this procedure will be acceptable for those who purchased the above property within a period of up to 90 days of the foreseen publication of the Law.
Investors will also be able to apply for a two-year Residence Permit if they have a valid Visa for the Residence or if the validity of this Visa expires less than 90 days before the date of application.
Moreover, this Law provides a similar opportunity for another type of investors, namely, they will be able to apply for a Visa for a residence for up to one year those investors who will acquire Spanish government bonds in the amount of 2.000.000 euros; Will make a deposit in the Spanish Bank or buy shares of Spanish companies for an amount of 1.000.000 euros.
Investments through the acquisition of real estate in Spain (houses, land, premises) must be at least 500,000 euros per applicant, which means that in the case of a couple, to obtain a Visa by both spouses, the total investment amount should exceed 1.000.000 euros. The property must be registered in the Land Register in the name of the recipient of the Visa, and the amount of the investment of 500,000 euros must be free of taxes and fees, while realizing that loans can only be taken for an amount exceeding 500,000 euros.
A visa for the residence will allow the investor to stay in Spain for one year. To apply for a Residence Permit for a period of more than one year, it is necessary to confirm that the applicant was in Spain at least once during the validity of the Visa and retains the investment made in the amount of 500,000 euros. The Residence Permit will allow you to stay in Spain for the next two years, and the investor has the right to renew this Permit for an additional two-year period by submitting a relevant application.
