Bodrum (area). General information about the market
Bodrum - "English Harbor"
Bodrum is one of the most popular and prestigious resorts of Turkey on the shores of the Aegean Sea. Property Bodrum, along with the facilities of Istanbul, Alanya and Antalya is one of the five most popular destinations among foreign and local investors.
Real estate on the Aegean coast is traditionally more expensive than other resort facilities in Turkey - about one and a half times more expensive than similar facilities in Antalya and Alanya. On the quality of construction experts equate the objects of Bodrum to European countries. It is not by chance that the main buyers in the Bodrum housing market are English, Germans and citizens of other European countries, unlike Antalya, where buyers from Russia are leading.
Real estate in Bodrum is very popular among buyers from European countries.
Until March 2014, the current districts of Bodrum were separate towns scattered across the peninsula. Of the 11 districts (Bodrum, Yalikavak, Turgutreis, Turkbukyu, Mumjular, Gumusluk, Ortakent, Bitez, Konajik, Yal), real estate purchase for a private person is prohibited in five of them - the historical center of Bodrum, Bitez, Turgutreis, Ortakent and Gumbet Bay.
Areas and Prices
The most expensive and prestigious property in Bodrum is located in the districts of Yalikavak, Golturkbukyu and in the center of Bodrum, where construction is allowed. Apartments in Yalikavak with a view to the sea cost from 80 000 euros. In the Gumushluk area with more budgetary facilities, a similar apartment with a sea view costs 55,000 euros.
The local real estate market is characterized by stability - there was not a sharp drop in prices due to the crisis, and there was no fixed growth in value against the backdrop of growing demand and a construction boom. Such stability, which is a sign of a healthy market, is justified by the predominant demand on the part of domestic buyers: 80% of Bodrum property belongs to the Turks.
