In January, the volume of the Tbilisi housing market reached $254 million (+9% compared to the same period last year).
The number of apartments sold is 2,922, which is 5% more than in January 2025. This growth is partly due to the effect of a low base.
The average asking sale price was $1,340 per sq. m. an increase of 6% compared to last year.
The average rent decreased to $10.0 per square meter (-7% year-on-year), and the rental yield was 8.1% (-1.1 percentage points year-on-year).
As for the supply on the market, the area of residential buildings for the construction of which permits were issued in January 2026 was approximately 20,000 square meters.
