In December 2025, house prices in Turkey increased by 29% year-on-year, although adjusted for inflation decreased by 1.4%.
According to the latest data from the Central Bank, Ankara has become the leader in apartment and house price growth in the country, recording an annual increase of 34.9% in nominal terms in December in the national currency.
Average house prices in Ankara increased to 41,274 Turkish lira per square meter. Experts emphasize that the sharp increase in the number of Ankara residents is partly due to migration after the earthquakes in February 2023. Due to the influx of population, the demand for housing in the capital has increased.
In Istanbul nominal house prices increased by 28.5% year-on-year, reaching 74,153 liras per square meter, while Izmir recorded an increase of 30.8%, with average prices of 49,584 liras per square meter.
The most expensive province remains Mugla, where the average price is 76,698 liras per square meter. Antalya, Canakkale and Aydin are also among the regions with the highest prices.
