In the 2nd quarter, apartments and houses rose in price by 3.8% compared to the 1st quarter and by 15.5% compared to the same period in 2024. The study covers six cities with a population of more than 120,000 inhabitants: Sofia, Varna, Burgas, Plovdiv, Stara Zagora and Ruse.
The largest quarterly increase was registered in Burgas (+6.2%), followed by Sofia (+4.9%), Plovdiv (+3.4%) and Varna (+1.8%). A decrease in prices was recorded in Russia (-3.1%).
Brokers explain the rise in housing prices in Burgas by the interest of foreigners, as well as Bulgarians from Sliven, Stara Zagora, Nova Zagora and Plovdiv, who are moving to live by the sea. According to the agents, houses that were sold for 70,000 euros 3 years ago are now worth 200,000 euros. However, in rural areas you can find more affordable offers.
Builders from Sofia claim that prices have risen not only because of high demand. There are other factors as well: the rising cost of land and construction costs due to higher prices of materials and higher salaries for employees.
