Rental prices in Spain, according to Idealista, increased by 11.5% in 2024, reaching a historic high of 13.5 euros per square meter in December.
Although rental growth varies across the country, it is generally more pronounced in large cities.
The most expensive city in Spain for rental housing is Barcelona, with an average price of 23.4 euros per sq. m. Theoretically, based on this rate, renting an apartment of 100 sq. m. m will cost 2,340 euros per month, although in fact prices are often even higher.
The cost of renting apartments and houses in Barcelona has increased by 13.9% over the past year and by 4.4% over the last quarter. Experts attribute this to a decrease in supply amid high demand.
