In April 2025, prices for second homes in Italy increased by 0.8% compared to March, reaching an average of 1,815 euros per square meter, according to Idealista. Positive dynamics is typical for most of the country.
Among the major cities in terms of price increases are Como (2.7%), Venice (2%), Milan (1.8%), Florence (1.7%), Rome and Palermo (both 1.2%).Prices have remained stable in Naples, Messina and Barletta.
Milan holds the laurels of the most expensive city, with prices reaching a new historical high of 5,073 euros per square meter. This is followed by Venice (4,651 euros per square meter) and Bolzano (4,612 euros per square meter). The top ten also includes Florence (4460 euros per square meter), Rome (3163 euros per square meter) and Naples (2712 euros per square meter).
