In the second largest city of Montenegro, Niksic, the cost of apartments in new buildings in the center reached a record of 2,200 euros per square meter. Such data is provided by Monstat for the 2nd quarter of 2025.
This means that the cost of apartments in some new projects in the central areas of Niksic is even higher than the average in the capital (in Podgorica, the average price per square meter is 2108 euros).
Niksic's figures are surprising, as housing prices in this city have been noticeably lower over the years than in Podgorica. It turns out that thanks to new high-quality projects and demand, they have grown to a level that was previously characteristic exclusively of the capital and the coastal regions.
Niksic, therefore, is entering a new phase and is becoming an increasingly interesting area for investors, especially as the market is showing signs of maturity that it did not have before.
