In March 2025, the ValuStrat Dubai house price index reached 210.8 points, which means an increase of 1.6% per month and 25.9% per year.
Apartment prices increased by 1.2% compared to February and by 21.4% year-on-year.The largest annual increase in apartment prices was recorded in The Greens (27.4%), Palm Jumeirah (25.2%), Dubailand Residence Complex (25.5%), Town Square (24.4%).
Apartment prices today are on average 67% higher than before the pandemic, but 8% lower than at the previous peak of the market.
Prices for villas in the emirate increased in March by 2% per month and by 30.3% year-on-year.
The largest annual growth was shown by villas in Jumeirah Islands (42%), Palm Jumeirah (41.5%), Emirates Hills (30.5%) and The Meadows (29.6%).
The average cost of villas in Dubai is 165% higher than before the pandemic and 60% higher than at the previous peak of the market.
