According to the valuation company Tinsa, in August 2026, the cost of residential real estate in Spain continued to rise. The average price of new and secondary housing increased by 14.9% year-on-year, which is 10 percentage points higher than the current inflation rate. These figures confirm the continued high demand in the market, despite the economic uncertainty.
The most noticeable price increase was recorded in densely populated regions. In metropolitan areas and on the Mediterranean coast, the cost per square meter increased by 17.4% compared to August last year. For comparison, in large cities and capitals, the growth was slightly more modest - 14.6%, and on the islands, where previously there was record demand, the rate of price increase slowed to 14.8%, although they are still significantly ahead of the average.
Tinsa analysts note that although price growth has slowed slightly compared to previous months, the annual pace in all regions remains above 10%. Kristina Arias, director of the research service, attributes this to contradictory trends: on the one hand, the labor market is showing resilience, on the other, buyers are facing deteriorating conditions due to rising interest rates and inflation.
As a result of these factors, the number of purchase and sale transactions decreased slightly. Nevertheless, the total volume of transactions and mortgage loans issued remains at a high level, exceeding the historical average, which indicates continued interest in real estate.
Although the nominal value of housing is now 2% higher than the peak values recorded during the "bubble" of 2007, taking into account almost twenty years of inflation, the real price remains 32% lower than that level.
