In the 1st quarter of 2026, the house price index (IPAB) in Italy increased by 1.0% compared to the previous quarter and by 5.2% compared to the same period in 2025 in the 4th quarter of 2025, growth was +4.0%.
The growth of IPAB in annual terms is due to both prices for new housing, which increased by 6.7% (a significant acceleration compared to -1.1% in the previous quarter) and prices for finished housing, which increased by 4.8% (a slight slowdown compared to 5.0% in the 4th quarter of 2025).
These trends are observed against the background of sales growth: according to the Observatory of the Real Estate Market, in the 1st quarter of 2026, the annual increase in the number of transactions in the housing sector amounted to +4.4% (compared with +0.4% in the previous quarter).
On a quarterly basis, the IPAB growth (+1.0%) was driven solely by higher prices in the secondary market (+1.5%), while prices for new homes decreased significantly (-1.5% compared to the last quarter of 2025).
