The national average asking price increased by 7.9% compared to last year. However, in some areas that were previously considered affordable, the growth was 20-30%.
This trend is most pronounced in Athens. In the 1st quarter, prices soared by 36.4%. Apartments in the Imitos area rose the most. Prices in Drosia, Tavros, Dafni and Ayia Varvara increased by more than 20%.
Thessaloniki overtook the capital region: sales there increased by 9.7% (against 7.9% in Attica).
The average rent in the country rose by 4.9%. In some areas, the growth reached 20% (Perama and Menidi).
Rent hit the pockets of residents of the affordable suburbs of Athens the hardest: Imitos (+22.4%), Perama (+20.2%). Acharnes and Haidari also showed significant growth.In Thessaloniki, rent increased by 6.6%, which is also higher than in Attica (4.2%).
According to analysts, selling prices are increasing faster than rental rates. This suggests that investors are actively buying real estate, which further complicates the situation for those who rent housing.
