According to realtors, the market is stable: over the past three years, transaction activity has remained at a stable level. The buyer's market has been established and is holding up.
Prices for new housing are rising. In Tallinn alone, the average price per square meter of a newly built apartment was 4,540 euros, which is 7% more than in 2024. In the secondary market in the capital, the average price remained unchanged at 2871 euros per square meter.
Sven Abrams, a real estate specialist, comments: "Apartments on the secondary market are more affordable, and against the background of rising living costs, they seem to people to be a more reasonable choice."
In the 2nd quarter of 2025, 1,942 house purchase and sale transactions were completed, which is 5% more than last year. The total value of transactions for the year increased by as much as 33% and amounted to 100 million euros. This indicates a higher average house price than a year ago.
