House prices in Spain's non-tourist cities are rising faster than on the coasts

The OBS Business School's report on the Spanish real estate market for 2025 notes a new trend: an increase in home sales in the "cooler" areas of the country.

According to the head of the study, Carlos Balado, there is higher sales growth in regions of Spain with a cooler climate, especially in the north of the peninsula, than in traditionally hotter and more tourism-oriented provinces such as Catalonia. 

The report states that sales are growing by more than 25% per year in Lugo and Pontevedra, as well as by 15-20% on the coasts of Asturias and Cantabria, as well as in Navarre, Biscay, Ourense, Alava and La Coruna.On the contrary, in cities such as Murcia, Alicante, Valencia, Malaga, Cadiz, Barcelona, Tarragona and Girona, the growth was less than 15%.

"Coastal areas and some large cities in the interior of the country are in great demand, and it will grow," says Carlos Balado.However, the following has happened in the northern regions: places that used to be less popular with foreign buyers and tourists are now playing an increasingly important role in the market.

According to the expert, these regions are experiencing rapid growth because the market base here is much smaller than that of traditionally popular regions.They enjoy a competitive advantage: the average temperature in summer is around 20 °C, while in the most popular tourist regions of Spain it reaches 30 °C, and sometimes 40 °C. Temperatures remain moderate the rest of the year."raquo;," he adds.
