Despite the decrease in figures compared to last year, Chinese citizens remained the largest group both in terms of the number of transferred facilities and their total cost. On average, Chinese buyers purchased apartments with an area of 35.6 square meters. The cost of about 3.8 million baht per object (113,430 US dollars). Interestingly, buyers from India, on the contrary, showed the highest average figures: the average area of the condominium they bought was 75.7 square meters, and the cost was 6.9 million baht (206,000 US dollars). This indicates that Indians are more likely to purchase housing for their own living, often with large families.
If we consider the data for the whole of 2025, 14,899 units of apartments were transferred to foreigners, which is 2.2% more than a year earlier. However, the total value of these transactions fell by 10.7%, amounting to 60.92 billion baht. At the same time, the share of foreign buyers in the total market increased: in terms of the number of objects, from 12.5% to 14.7%, and in terms of value, from 23.0% to 25.0%.p>
The dynamics in the 4th quarter of 2025 is interesting. There was a steady increase: the number of apartments transferred to foreigners increased by 9.3% (to 3,888 units), and their total value increased by 9.5% (to 16.83 billion baht). During this period, the share of foreign buyers rose to 13.4% in terms of quantity and 23.2% in terms of value, compared with 10.7% and 19.9% a year earlier, respectively. This suggests that, despite the annual decline in the total value of transactions, foreign demand remains an important and even growing factor in the fourth quarter.
