Prices for ready-made apartments and houses in Italy in February 2024 showed a slight increase by 0.2% compared to January and by 1.9% year-on-year. These are the data of the latest price index from Idealista.
In 14 regions, housing prices on the secondary market increased over the month, in Lazio they remained unchanged and decreased in 5 regions.
The largest increase was observed in the Aosta Valley (+2.2%), Trentino Alto Adige (+1%), Sardinia (+0.9%) and Marche (0.8%).Price increases in other areas range from 0.7% in Veneto to 0.1% in Piedmont, Apulia and Tuscany.The decrease occurred in the following regions: Molise (-1%), Calabria (-0.5%), Friuli-Venezia Giulia (-0.3%), Abruzzo and Basilicata (-0.2%).
The region with the highest cost of housing is Trentino Alto Adige: 3088 euros per sq. m. Followed by Valle d'Aosta (2708 euros per sq. m.), Liguria (2503 euros per sq. m.) and Tuscany (2332 euros per sq. m.). Values higher than the national average, also in Lombardy (2,164 euros per sq. m)and Lazio (2,127 euros per sq. m.). Prices in the other 14 regions range from 1,838 euros per sq. m. m in Emilia-Romagna up to 884 euros per sq. m. m in Molise, the cheapest region to buy a house in Italy.
In February, real estate prices rose in 56 provincial capitals, led by Belluno (4.4%), Benevento (3%), Piacenza (2.8%), Aosta (2.7%) and Gorizia (2.6%).The decrease was observed in 44 cities, including Cuneo (-4.2%), Udine (-3.1%) and Rimini (-2.9%).As for the two largest cities in Italy, Rome saw a slight increase (+0.1%), while Milan was stable. Milan retains the position of the most expensive city in Italy in terms of housing prices: 4987 euros per sq. m. Followed by Bolzano (4479 euros per sq.m.), Venice (4458 euros per sq.m.), Florence (4059 euros per sq. m.), Bologna (3464 euros per sq. m.)and Rome (3024 euros per square meter). Prices are higher than the national average in 33 capitals: from 2,990 euros in Trento to 1,850 euros in Savona.Ragusa (736 euros per sq. m.), Caltanissetta (747 euros per sq. m.) and Biella (753 euros per sq. m.) complete the ranking as the cheapest cities to buy a house in Italy.
