Rental yields in various segments of the Sofia real estate market remain unchanged in the 3rd quarter compared to the 2nd quarter of 2024. According to Colliers research, it is 7.75% for offices and commercial premises, 7.5% for industrial facilities and 4% for housing.
Commercial real estate rental prices also remain stable: 43 euros per sq.m. m per month in shopping malls, 11 euros per sq. m. m per month in shopping parks and 56 euros per sq. m. m per month on the main shopping street of Sofia.
There are no plans to build new shopping malls in the Bulgarian capital, and 127,000 square meters are being built in the segment of shopping parks. According to Colliers, the vacancy rate in shopping malls and on Vitosha Boulevard reaches 3.2%, while in shopping parks it is already less than 1%.
In the housing market, the average cost of a two-bedroom apartment, including VAT and parking space, ranges from 190,000 to 240,000 euros, and the cost of individual houses exceeds 500,000 euros.
The rental price ranges from 1,200 to 1,400 euros per month for a two-bedroom apartment and more than 2,300 euros per month for a house.
A total of 16,720 housing units are on sale in Sofia, another 6,500 are under construction.
