Ready-made housing in France became cheaper in the 1st half of 2024

Statistics of French notaries on prices for secondary housing for the 2nd quarter of 2024 have been released.

In most regions of the country, prices for finished real estate decreased at the beginning and middle of this year, but the pace of this decline slowed down.

In April – June, apartments and houses fell in price by 0.6% quarter-on-quarter, while in January – March the quarterly decline was more than 1.6%.

On an annual basis, prices for non-standard housing have decreased in almost all cities, which is a consequence of the large-scale downturn in the market in 2022 and 2023.

The largest decrease was recorded in Nantes by 10.4% (up to 322,500 euros). Then followed:

  • Corse du Sud and Limoges (-9.8%, 428,800 and 160,000 euros)
  • Chateauroux (-9%, 124,300 euros)
  • Reims (-8.6%, 222,000 euros)
  • Ile de France, including Paris (-8%, 327,200 euros)
  • Bordeaux (-7.6%, 346,900 euros)
  • Toulon (-7.1%, 441,300 euros)
  • Lyon (-7%, 400,000 euros)

Only in a few regions did prices on the secondary market grow:

  • Le Havre (+6%)
  • Him (+5.7%)
  • Amiens (+3.3%)
  • Reunion (+4.3%)

The most expensive real estate, apart from Paris, is in the south of France.

The cheapest cities to buy an apartment or house in the central part of the country:

  • Chateauroux (124,300 euros)
  • Limoges (160,000 euros)
  • Tour (166,300 euros)

Data on housing prices are received from French notaries with a delay due to the large volume of information being processed. The statistics of notaries show the most complete picture of the country's real estate market.

Please note that Paris is included in the Ile de France region in the study, and the suburbs reduce the average price.

Some cities, such as Nice, are not covered by this study.
