Real estate sales in Albania decreased in quantitative terms in the 1st half of 2024, but reached a record in value. Such conclusions can be drawn from the reports of the Central Bank and the statistical agency INSTAT. That is, there are fewer apartments and houses for sale, but at higher prices.
Sales are active despite rising prices, thanks to both local and visiting buyers. Foreigners making deals without haggling remain an incentive for the market.
According to the Central Bank, over the past 5 years, foreigners have accounted for a third of all buyers real estate in Albania.
In the first six months of this year, non-residents purchased objects worth 181 million euros. They mostly chose apartments and houses near the coast and in the center of Tirana, where the cost of housing has already exceeded 4,000 euros per sq.m.
