In 2022-2023, the real estate market in Montenegro was extremely active, reaching new heights both in terms of sales and apartment prices.
The reason for this is high demand from both local and foreign buyers, says Darko Djikanovic, analyst at the Adriatic Appraisal agency. In his opinion, the interest of foreigners will not subside this year.
Although real estate sales fell by about 11% in the first three months of 2024 compared to the same period last year, investments are still at a high level... Given the current trend, I believe that this year we will also record a large volume of foreign investments in real estate," he added.The supply in new buildings is growing, but it still does not keep pace with demand, Djikanovic believes.
The average price of one-room apartments in Tivat is about 3650 euros per square meter, in Budva about 2850 euros (from 2000 to 5000 euros per square meter), in Podgorica 1950 euros per square meter (from 1450 to 2600 euros per square meter)
The most expensive rental in Tivat and Budva. Renting a studio apartment will cost an average of 750 and 700 euros per month, respectively. In Podgorica, you can rent such housing for an average of 500 euros.
Experts note the high demand for luxury facilities on the coast. For example, in the complexes Porto Monteronto, Luštica Bay and Portonovi.
