In recent years, Albania has become an attractive market for home buyers from abroad. Foreigners were particularly interested in apartments and houses on the coast, as real estate was cheaper than in other countries in the region.
From 2021, when the influx of foreign investments to the Albanian coast began, and until March 2025, foreigners bought about 1.3 billion euros worth of properties in the country. Such data is provided by the Bank of Albania, which accounts for these receipts as foreign direct investment in the real estate sector. In 2024, foreigners bought apartments and villas worth about 380 million euros.The share of real estate in the total volume of foreign investments has increased significantly.In 2014, it was 5.7%, and in 2024 it was already 24%.
The record was set in the 1st quarter of this year, when the purchase of housing by foreigners accounted for almost 29% of the total volume of foreign investment in the country.In general, the volume of foreign direct investment in January and March of this year amounted to 362 million euros, an increase of 2.3% compared to the same period last year.
