Their interest is still high, but it is gradually decreasing, according to the Central Bank's data on the balance of payments and foreign direct investment.
Sales of real estate to non-residents by year:
- 2021 - 278 million euros
- 2022 - 448 million euros
- 2023 - 463 million euros
- 2024 (January – November) – 398 million euros
Foreigners purchased about two thirds of all sold properties last year, the Investor writes.
The Ministry of Finance believes that real estate in Montenegro is overvalued due to increased investment from newcomers.
Most of the apartments and houses were purchased by citizens of Serbia (totaling 230 million euros). This is followed by Russians (210 million euros), but their interest is noticeably decreasing.
Germans are in third place (180 million euros), Turks are in fourth (152 million euros), Americans are in fifth (118 million), Swiss are in sixth (75 million euros), Ukrainians are in seventh (53 million euro).Investments of foreigners in companies and banks in Montenegro in 2024 amounted to 114 million euros. Most of the funds came from Serbia (107 million), Russia (94 million), Turkey (91 million), Germany (65 million).
